Starbucks will establish its first corporate technology hub outside the United States in Chennai, creating around 800 technology jobs. Hiring is expected to be introduced in phases based on the company’s business requirements.

The Chennai centre will support Starbucks’ global operations alongside its existing technology centres in Seattle and Nashville. It will operate separately from Starbucks’ Indian retail joint venture with Tata Consumer Products.

Industry sources cited in media reports estimate that the new roles could have a median annual salary of approximately ₹35 lakh, although Starbucks has not officially confirmed the salary figure. Starbucks and the Tamil Nadu government have not yet disclosed the centre’s exact Chennai location or investment amount.

Why Did Starbucks Choose Chennai?

Starbucks identified Chennai’s skilled technology workforce, engineering ecosystem, lower employee attrition, infrastructure and leading academic institutions as major reasons for selecting the city.

The Tamil Nadu government is also attracting GCC investments through technology corridors, incentives and payroll subsidies for eligible high-paying jobs.

The announcement follows recent GCC agreements with:

  • Walgreens: Establishing a centre at DLF Downtown, Taramani, initially creating over 250 jobs.
  • Chubb: Planning operations covering claims processing, AI-based underwriting, fraud detection and Asia-Pacific support.
  • Nordex: Planning a centre focused on product engineering and technology innovation.

Tamil Nadu currently hosts more than 450 GCCs, accounting for approximately 10–15% of India’s GCC ecosystem. India has over 2,100 GCCs employing approximately 2.36 million people.

Expected Real Estate Impact

The Walgreens centre’s confirmed Taramani location could support office and residential demand in Taramani, Perungudi, Kandanchavadi, Velachery and Thoraipakkam. Starbucks has not disclosed the exact location of its Chennai centre.

AreaOffice rent2-BHK rentApartment price
Taramani₹75–₹110/sq. ft./month₹22,000–₹40,000/month₹8,000–₹15,000/sq. ft.
Perungudi₹70–₹105/sq. ft./month₹25,000–₹45,000/month₹8,500–₹17,000/sq. ft.
Thoraipakkam₹55–₹85/sq. ft./month₹20,000–₹35,000/month₹6,500–₹12,000/sq. ft.
Velachery₹55–₹85/sq. ft./month₹18,000–₹35,000/month₹8,000–₹15,000/sq. ft.

These are indicative asking-price ranges and not registered transaction values. Perungudi’s current listed property rates vary widely because the locality contains older standalone buildings, resale apartments, premium gated communities and luxury projects.

Land prices require greater caution. Very few vacant residential plots are available in established parts of Taramani and Perungudi. Prices can change sharply based on road width, frontage, plot dimensions, flood exposure, planning classification and whether the land has a clear title and approved access.

The new GCC investments may strengthen long-term rental and office demand, but buyers should not expect an immediate property-price increase based only on company announcements.
