The Tamil Nadu government has officially reconstituted the full regulatory body of the Tamil Nadu Real Estate Regulatory Authority (TNRERA) under Section 22 of the Real Estate (Regulation and Development) Act, 2016.
The appointment brings seasoned administrative, legal, and engineering leadership to oversee real estate regulation across the state.
Leadership Timeline
- July 14, 2026: K. Phanindra Reddy (retd. IAS) initially took charge as interim Chairperson to oversee authority operations after the previous leadership stepped down.
- October 20, 2026: Following a formal state order, he officially assumed office as the permanent Chairperson of TNRERA.
New Leadership Structure
The newly reconstituted Authority is headed by retired senior IAS officer K. Phanindra Reddy as Chairperson, alongside four full-time members:
- Chairperson: K. Phanindra Reddy (retd. IAS)
- Member: Reeta Harish Thakkar (retd. IAS)
- Member: Mythili K. Rajendran (retd. IAS)
- Member: S. Kirubaharan Mathuram (retd. District Judge)
- Member: K.P. Sathyamurthy (retd. Chief Engineer)
This combination of executive administrative experience, judicial oversight, and technical engineering expertise aims to streamline project scrutinies, consumer dispute redresses, and regulatory compliance.
Substantive Rules and Fee Structures Remain Intact
Despite the complete reconstitution of the leadership panel, the state government has confirmed that no accompanying changes have been made to existing registration fee structures, application tariffs, or core eligibility criteria for real estate projects.
Developers and real estate professionals should expect continued enforcement of existing statutory guidelines, with an added emphasis on administrative efficiency and compliance oversight under the new leadership.
