The flat looks great at noon. Would you still pick it after walking home at 10 p.m. or seeing what happens to the street after heavy rain?

Shortlist by your daily route

CityYour priorityWhere to start
ChennaiAn OMR office commutePerungudi, Thoraipakkam or Sholinganallur, depending on your office gate.
CoimbatoreA TIDEL Park or Vilankurichi IT commuteCompare Peelamedu and Vilankurichi. Time the trip to your actual office gate.
MaduraiAn ELCOT commute to IlandhaikulamStart around Ilandhaikulam and compare the route from Mattuthavani if you rely on buses.
TiruchirappalliAn IT park commute to NavalpattuCompare Navalpattu with homes along your office shuttle route. Check the return trip if you work late.
SalemA commute to the ELCOT IT parkStart around Jagir Ammapalayam. Check the walk from your bus stop to the office gate.
TirunelveliA Gangaikondan IT park commuteCompare Gangaikondan with homes along your pickup route from Tirunelveli. Check the first and last bus or shuttle.

Time the door-to-door trip on a weekday at your usual hour. Then check three things on the street.

  • Flood history. Ask neighbours how high the water reached, how long it stayed, and whether the road or basement parking flooded.
  • Summer water. Ask whether the building relies on piped water, a borewell or tankers, and who pays for extra supply.
  • After-dark access. Walk from your usual stop to the gate. Check lighting, footpaths, crossings and where an auto can drop you.

Buyer’s checklist · Before you pay a token

CheckWhy it matters
Plot identity and boundariesMatch the deed, Patta/Chitta and Field Measurement Book sketch. Confirm the survey number and subdivision so you’re checking the right parcel.
Flooding, water bodies and protected areasCheck mapped flood areas, lakes, drains, Pallikaranai marsh and the Red Hills catchment. Check forest or other protected-area maps where relevant, and look at soil and slope if you plan to build.
Land use, aquifer, CRZ and airport zonesThese checks help you spot limits on what you can build, how high you can build, and which clearances to ask for.
Road access, widening and nearby hazardsConfirm legal access and actual road width. Check whether widening, acquisition, power lines, rail tracks or other nearby features could affect the site.
Seller, title and claimsHave a lawyer review the deed chain and the seller’s authority. Check the Encumbrance Certificate for registered transactions, CERSAI for recorded lender charges, court records for disputes, and temple, Waqf or Bhoodan registers where relevant.
Approvals and project phaseMatch the exact plot, block, flat and floor to the sanctioned plan. Check Tamil Nadu RERA where applicable, and ask for the applicable completion or occupancy certificate for a ready flat.
Price, fees and duesCheck the guideline or apartment composite value, budget for stamp duty and registration, and ask about property tax or association arrears.

Before paying a token, confirm flagged results against official records and have the title and approvals reviewed.

Checking a property is now easier with LandLens. Connect LandLens One to ChatGPT or Claude and ask about a Tamil Nadu property in plain English, like “Does this survey number fall in a coastal zone?” If you’re already exploring the neighbourhood on Google Maps, use the LandLens Chrome extension to see survey boundaries, click the exact plot, and check details like its survey number, guideline value and mapped flood risk. You can go from spotting a property to knowing what to verify before you pay a token.
