Kaynes Technology has made a decisive commitment to Tamil Nadu by setting up a ₹1,400 crore advanced PCB manufacturing plant at Vallam Vadagal SIPCOT Industrial Park, located in the rapidly strengthening Sriperumbudur–Oragadam industrial corridor.
This project places Chennai among the top destinations in India for deep-tech electronics, especially in high-layer printed circuit board production.

This isn’t just an industry announcement—it is a significant growth catalyst for the entire west Chennai belt, impacting jobs, real estate, infrastructure, and industrial land value.

Inside the New PCB Manufacturing Facility Near Chennai

1. Strategic Location: Vallam Vadagal SIPCOT

The unit is being established in SIPCOT Industrial Park Phase 2, a cluster known for hosting major EV, automotive, and electronics companies.
This gives Kaynes instant proximity to a mature supplier ecosystem and freight connectivity.

2. Investment Scale: ₹1,400 Crore

The Vallam Vadagal plant is part of Kaynes’ larger Tamil Nadu expansion strategy and aligns with central and state-level electronics manufacturing incentives.
It strengthens Chennai’s position as a key node in India’s electronics supply chain and feeds into long-term industrial growth for the region.

3. What the Chennai Plant Will Manufacture

This new facility is designed to deliver high-end capabilities that were previously dependent on imports:

  • Advanced PCBs up to 74 layers
  • HDI PCBs with 8+ layers
  • Rigid-flex and flex PCBs
  • High-performance laminates / copper clad laminates
  • Precision interconnects and electronic sub-assemblies

It positions Tamil Nadu as one of India’s few states with advanced PCB fabrication capacity.

Kaynes’ Parallel Mega Investment in Thoothukudi

Along with the Chennai-side project, Kaynes is also investing ₹4,995 crore in a large-scale electronics and PCB manufacturing complex in Thoothukudi. This southern facility will produce high-layer PCBs, premium laminates, camera modules, and complex interconnect systems, forming a port-linked manufacturing hub with major export potential.
Together, the Vallam Vadagal (Chennai) and Thoothukudi facilities create a twin-hub electronics corridor in Tamil Nadu—one connected to Chennai’s industrial triangle and the other anchored by Tuticorin’s port infrastructure.

Kaynes’ Existing Manufacturing Footprint Across India

Kaynes’ new Tamil Nadu expansions sit on top of a strong national base:

  • Hosur, Tamil Nadu – EMS + PCB assembly
  • Mysuru, Karnataka – HQ + major EMS plant
  • Bengaluru, Karnataka – R&D + manufacturing
  • Manesar, Haryana – PCB assembly
  • Varanasi, Uttar Pradesh – electronics systems manufacturing
  • Changodar, Gujarat – component and module assembly
  • Thoothukudi, Tamil Nadu (upcoming) – mega PCB + laminate facility

The Vallam Vadagal plant now completes their footprint along Tamil Nadu’s high-technology manufacturing belt.

Impact on Real Estate and Local Growth

1. Job Creation & Talent Movement

Thousands of direct and indirect jobs are expected across engineering, technical operations, production, logistics, and services.
This creates real demand for:

  • Rental homes
  • Worker housing
  • 1BHK & 2BHK residential units
  • Local retail and daily-use infrastructure

2. Industrial Land & Warehousing Demand

High-layer PCB manufacturing requires a complex vendor ecosystem.
Expect increased demand for:

  • Industrial plots
  • Ready-built sheds
  • 3PL warehousing
  • Chemical handling units
  • Ancillary engineering facilities

Primary zones: Vallam Vadagal, Oragadam, Sriperumbudur, Poonamallee.

3. Infrastructure Upgrades

Investments of this nature usually accelerate:

  • Road strengthening
  • Power infrastructure (multi-feed high tension supply)
  • Water pipelines
  • Logistics connectivity
  • Improved SIPCOT ecosystem services

This further solidifies the west Chennai belt as a long-term industrial hotspot.
