EcoBox Industrial Parks, the development arm of Alta Capital’s Logicap Advisors, has acquired 50 acres of prime land in Mannur, Chennai, to meet the growing demand for modern logistics infrastructure. This greenfield project is set to transform industrial real estate in one of India’s fastest-growing markets.

A Visionary Partnership Backed by Alta Capital

EcoBox, founded by Siddhartha Gupta in 2021, operates as a full-service development management platform. Supported by Alta Capital, EcoBox benefits from the robust financial backing of Rava Partners, the real estate division of Singapore-based Hillhouse Investments. With over $2.5 billion invested in Asia, including $1.1 billion in India, Rava Partners is a key player in shaping industrial infrastructure.

Mannur: A Strategic Location for Logistics Growth

Located just three kilometers from SH 50, the Mannur site offers excellent connectivity to Tamil Nadu’s industrial corridors and Chennai’s thriving manufacturing ecosystem. The planned development spans 1.2 million square feet, with an investment of over ₹400 crore. Industries such as e-commerce, third-party logistics, and light manufacturing are expected to benefit from this strategically positioned logistics hub.

Strengthening India’s Supply Chain Infrastructure

Ashish Shah, CEO of EcoBox Industrial Parks, highlighted the significance of the Mannur project:

“Mannur’s strategic location and connectivity make it an ideal site for addressing the growing demand for modern industrial infrastructure. This acquisition represents an important step in expanding our presence in India’s key industrial regions.”

A Growing Portfolio of Industrial Assets

EcoBox’s expansion doesn’t stop with Mannur. The company now manages 4.8 million square feet of industrial space, including 3.6 million square feet acquired from IndoSpace in Ranjangaon near Pune and Sri City near Chennai. This rapid growth underscores EcoBox’s commitment to revolutionizing India’s industrial real estate landscape.
