๐Ÿก A Unified Approach to Land Transparency

In response to growing demands from property buyers, realtors, and investors, the Tamil Nadu Government has launched a Comprehensive Land Information Portal (CLIP),โ€”a major step toward modernizing the stateโ€™s real estate data access. This integrated portal consolidates services across departments like Registration, Revenue, Judiciary, and Taxation, making land-related information accessible on a single platform.

๐Ÿ” What You Can Access on CLIP

The portal is a near real-time land records system, offering a transparent and comprehensive snapshot of any land or property in Tamil Nadu. Users can now check:

  • Land transaction deeds (via Sub-Registrar Offices)
  • Record of Rights (from Revenue Department)
  • Property and Water Tax payment records
  • Revenue and Civil Court case data
  • Securitization and mortgage details (via the CERSAI database)
  • Electricity bill payment history
  • Cadastral maps (Field Measurement Book โ€“ FMB diagrams)

This tool empowers both citizens and investors with verified data, helping them make informed property decisions.

โš–๏ธ Legal Case Detailsโ€”Still Evolving

CLIP offers a two-fold court case checking system:

  • Revenue Court Cases can be checked using the Survey Numberโ€”making it user-friendly.
  • Civil Court Cases, however, currently require a case reference number, which is often not available to buyers beforehand.
This limitation has led to fresh appeals for enabling survey number-based searches in civil court data as well, which would make the system even more buyer-friendly.

๐Ÿ—‚๏ธ Key Documents You Can View or Print

For properties across Tamil Nadu, you can now view or download:

  • Chitta: Details of land type (dry/wet), ownership, and area
  • A-Register Extract: Rural land info including patta, tax, soil type, water source
  • TSLR (Town Survey Land Record): Urban land data and classification
  • FMB (Field Measurement Book) diagram
  • Encumbrance Certificate from the Registration Department
  • Online Patta Transfer application status (rural & urban)
  • Revenue and Civil court case status
  • Tax and utility bill status across city corporations, municipalities, and panchayats

๐Ÿงพ What You Need to Use the Portal

To get the most out of CLIP, citizens should have one or more of the following on hand:

  • Survey Number + Sub-Division or Patta Number or Owner/Street Name
  • Consumer Number to view utility tax details
  • Application ID for patta transfer status
  • Court Case Number to view civil/revenue dispute progress

๐Ÿ” Verified Tools to Go a Step Further

While the CLIP portal is a revolutionary step, navigating its legal and ownership data may still require expert assistance. Tools from Verified.RealEstate like the EC Analyzer, Patta Analyzer, and Find Property Owner make document interpretation simpler and more actionable. These services bridge the gap between raw government data and practical buyer insights.
