The Chennai Metropolitan Development Authority (CMDA) has reclassified specific lands in Ottiyambakkam Village, Tambaram Taluk, Chengalpattu district, from Agricultural Use Zone to Residential Use Zone.
The change was published as Notification No. VI(1)/442/2026 in the Tamil Nadu Government Gazette No. 34 dated August 26, 2026. The CMDA variation was signed on August 24, 2026. Gazette No. 34 contains five separate land-use notifications. However, Notification No. VI(1)/442/2026 applies only to the specified survey lands in Ottiyambakkam.

Exact survey numbers converted to residential use
The notification applies only to these survey subdivisions:
- 286/1B1
- 286/1B2B
- 290/1
- 290/2
- 290/3A
- 290/3B
- 292/2B
- 295/2B1
These lands fall within Ottiyambakkam Village and the St. Thomas Mount Panchayat Union limits.
Important condition attached to the rezoning
CMDA has stated that public access to the surrounding vacant lands must be ensured when development is undertaken.
This means any future layout or building proposal must be planned without blocking access to nearby vacant properties. The condition may influence road alignment, entry points and the overall development plan.
What does the conversion mean?
The listed lands can now be considered for residential development under the applicable planning rules. However, residential zoning alone does not automatically provide permission to construct houses or form a layout.
The owner or developer must still obtain the required planning permission, building approval and other clearances. Factors such as road width, access, FSI, setbacks, infrastructure and site conditions will continue to apply.
Does this cover all of Ottiyambakkam?
No. The Gazette notification applies only to the listed survey numbers and subdivisions. It must not be treated as a blanket conversion of every agricultural property in Ottiyambakkam.
Buyers should match the complete survey number and subdivision shown in the title deed, patta, FMB sketch and CMDA land-use records before relying on this notification.
Why is this important for property buyers?
Ottiyambakkam is a growing residential belt with access to Medavakkam, Sithalapakkam, Navalur and the OMR corridor. Residential zoning may improve the development potential of the affected lands, but it does not guarantee an increase in market value or approval for a particular project.
A proper survey-level verification is essential because even land located next to a converted property may remain under a different land-use classification.
Verified.RealEstate can help buyers and owners verify the exact location through its Land Use Checker, survey and FMB mapping, FSI Calculator and Guideline Value Checker. These checks help confirm whether the property being examined actually falls within the newly reclassified survey fields.
Disclaimer: This article is based on Tamil Nadu Government Gazette Notification No. VI(1)/442/2026. Zoning conversion does not by itself confirm title, development approval or building permission. Buyers should verify the property’s exact survey subdivision and obtain professional legal and planning advice before proceeding.
