Chennai is poised for a significant urban transformation with the Chennai Metro Asset Management Limited (CMAML) spearheading the development of an integrated multi-modal facility complex (MMFC) in Broadway. This ambitious project aims to uplift Broadway into an iconic structure, seamlessly integrating commercial development, leisure, and efficient transit services.
Revitalizing Broadway: A Brownfield Project
The MMFC will be constructed on a Brownfield site, extending from NSC Bose Road to TNPSC Road. This strategic location will enhance connectivity and accessibility, making Broadway a pivotal transit hub. CMAML, a special purpose vehicle formed by Chennai Metro Rail Limited (CMRL) and Tamil Nadu Industrial Development Corporation (TIDCO), has issued a tender for the design and construction of this transformative complex.
Key Features and Design Elements
The complex will feature modern amenities, including lifts, escalators, and landscaped areas, ensuring a comfortable and seamless experience for commuters. The architectural design emphasizes eco-friendliness and aesthetic appeal, aiming to create a landmark structure for future generations.
- Integrated Bus Terminus and Commercial Building: The facility will include a bus terminus and a commercial building with two basements for parking and a concourse. The ground and first floors will house the bus bays, while the second to eighth floors will be dedicated to commercial spaces.
- Enhanced Connectivity: An underground subway will connect the MMFC to the Kuralagam basement, improving intermodal connectivity.
- Paratransit Facilities: The ground floor will feature bays for autorickshaws and non-motorized transit, catering to diverse commuting needs.
- Pedestrian-Friendly Design: Covered pathways and external pedestrian bridges will ensure safe and convenient pedestrian movement, including a foot over bridge (FoB) with entry and exit structures.
- Demolition and Redevelopment: The project will involve the demolition or partial demolition of 15 buildings/roofs, including the Broadway bus stand, shops, and portions of existing government structures, to pave the way for the new complex.
Modernization and Transit-Oriented Development (TOD)
This project aligns with the state government’s broader modernization plans, including the conversion of Metropolitan Transport Corporation (MTC) bus terminals and depots for commercial development. CMAML has also signed a contract to develop the Chennai Central Tower, furthering the city’s transit-oriented development goals. Future plans include the potential development of bus terminus in Vallar Nagar and toll gate by CMAML.
Impact and Future Outlook
The MMFC in Broadway is expected to significantly enhance urban mobility, reduce congestion, and stimulate economic activity in the area. By integrating various modes of transport and commercial spaces, the project will create a vibrant and sustainable urban environment.
