The Tamil Nadu government’s new self-certification initiative for providing building permits for residential structures is now made possible , making it easier for homeowners to create parking space and expand their properties with stilt + 2 floors.


🚀 Key Features of the New Scheme

The Tamil Nadu government has introduced a self-certification process for building permits for residential structures with stilt + 2 floors, aiming to simplify the approval process and reduce bureaucratic delays. This initiative, which is now applicable not only for new constructions but also for renovations, will help homeowners more easily accommodate parking spaces for their cars—an essential need for many households today.

This system expands on the existing single-window approval system, which currently allows online approvals for ground + 1 floor houses. Here’s what you need to know about the new scheme:

  • Eligibility: Self-certification applies to residential buildings with up to 2,500 sq. ft. plots and a 3,500 sq. ft. built-up area.
  • Additional Support: Model building plans with elevations and sectional drawings will be provided for these standardized plot sizes.
  • Approval for Renovations: Homeowners looking to renovate existing properties can also use this streamlined process, reducing waiting time for approvals.

The goal is to foster the housing needs of low- and middle-income families, ensuring that they get timely approval and can begin construction without delay.


🏘️ Expansion of the Self-Certification System

The self-certification scheme is also extended to cottage industries and green factories with a built-up area up to 500 sq. meters, allowing them to benefit from the same streamlined process.

Since its introduction, 71,128 self-certification files have been approved in just 10 months, underscoring the scheme’s popularity and success.

In addition, the minimum road access width for construction in village panchayat areas has been reduced from 7 meters to 6 meters, further simplifying regulations for small-scale builders and homeowners.

To further facilitate these efforts, the government is working on digital tools to assist applicants, including a mobile app under the single-window system. This app will offer technical support and help streamline the application process.

A new comprehensive planning unit will also be set up to oversee these reforms, ensuring that they are effectively implemented.


🏠 Relief for Homeowners in Unapproved Layouts

One of the most significant updates includes the regularization of individual plots registered before October 20, 2016, in unapproved layouts. There is no longer a deadline for regularization, offering long-awaited relief for thousands of homeowners in such layouts.


💼 Government Investments in Housing and Infrastructure

In line with this housing push, the Tamil Nadu Housing Board has announced new land development projects in Tiruvallur and Salem districts, as well as a ₹65 crore investment in rental housing units for government officials in Thalavadi, Erode.The Tamil Nadu government’s ongoing efforts to streamline construction approvals and promote affordable housing will continue to shape the state’s real estate landscape.
