Property buyers and sellers in Tamil Nadu must now ensure the availability of original parent documents during registration, as per recent clarifications by Tamil Nadu’s Minister for Commercial Taxes and Registration, P. Moorthy. The move aims to tighten safeguards against property frauds, particularly those involving forged photocopies.

Assembly Discussion Highlights Importance of Original Documents

Responding to concerns raised by AIADMK MLA S. Sundararajan (Sankari) in the Tamil Nadu Assembly on April 23, 2025, Minister Moorthy firmly asserted that original parent documents are a necessity for property registration. Sundararajan pointed out the real-world difficulties faced by individuals who have lost their original documents, referencing a related court judgment that supported registrations without originals.

However, Moorthy emphasized that while these hardships are recognized, instances of attempted misuse using fake photocopies have made it critical to demand the original documents at the time of registration.

What If the Original Document Is Lost?

In cases where the original parent document is missing, the property owner must obtain a Non-Traceable Certificate (NTC) from the local police station. This certificate certifies that the document has genuinely been lost despite diligent search efforts.

For those who require additional help in navigating such complexities, services like Legal Opinion and Due Diligence offered by Verified.RealEstate can simplify the process, ensuring that buyers and sellers stay legally compliant without unnecessary delays.

Record-Breaking Revenue from Property Registrations

Highlighting the department’s performance, Minister Moorthy revealed that Tamil Nadu earned a staggering ₹21,968.24 crore by registering 33,59,175 documents during the fiscal year 2024-2025. This marks a continued surge in registration revenue, compared to ₹18,825.32 crore in 2023-24, ₹17,296.84 crore in 2022-23, and ₹13,913.65 crore in 2021-22.

This steady growth signals an active and thriving real estate market, making it even more crucial for buyers and sellers to conduct due diligence and utilize tools like Find Property Owner and Certified Copy services.

Strengthening Trust in Property Transactions

By mandating original documents, the Tamil Nadu government aims to build greater transparency and trust in the property registration process. While it introduces additional steps for those who have lost originals, the broader goal is to curb fraudulent activities and protect genuine property owners.
