Step-by-Step Guide to Verify Loan Details on a Property

When buying land or a house, one of the most critical checks is ensuring there’s no hidden loan or mortgage on the property. In India, the CERSAI portal (Central Registry of Securitisation Asset Reconstruction and Security Interest of India) is the official place to verify this. Here’s how you can check:

1. Visit the CERSAI Website

  • Open cersai.org.in.
  • Click on “Public Search” and then select “Asset-Based Search.”

2. Enter Property Details

  • Choose Asset Category → Immovable Asset.
  • Select the type of property: Residential / Commercial / Other.
  • Enter details like:
    • House or flat number
    • Building or tower name
    • Project / Scheme / Society name
    • Street name, District, City/Town/Village, and Pincode
  • Enter the captcha and proceed.

3. Make Payment and Get Report

  • The system will ask for a small payment.
  • Once done, you will get complete loan or mortgage details (if any) linked to that property.

4. Double Verification Through Borrower-Based Search

If you want to double-check or if property details don’t show up in the asset search, you can do a Borrower-Based Search:

  • Go back to Public Search → Borrower Based Search.
  • Enter details like:
    • Debtor type (Individual, Sole Proprietorship, Partnership Firm, HUF, Indian Company, Foreign Company, etc.)
    • Asset Category → Immovable
    • Name of the debtor
    • PAN number of the property owner
  • Pay the fee, and you’ll get a report showing whether any loan is registered on the property.

Loans, mortgages, or encumbrances are mandatorily recorded in the CERSAI database. If a property has a loan, it will definitely reflect here. This protects you from fraudulent sales or disputes.
