The Chennai Peripheral Ring Road (CPRR) will connect Kattupalli near Ennore with Poonjeri near Mamallapuram. It will link ports, national highways and major industrial areas without sending heavy vehicles through Chennai.
The CPRR was formally taken up in 2018, when the first JICA loan agreement was signed. Major construction contracts began around 2021.
- Original completion target: 2023
- Later revised targets: 2025 and 2026
- Present realistic position: Sections III and V are still unfinished. JICA’s formal schedule places the opening of Section V in June 2030.
So, the project is already several years behind its original schedule.
Here is the present position of its five sections.
Section I: Kattupalli to Thatchur
Areas covered: Kattupalli, Minjur–Ponneri belt, Anuppampattu, Puduvoyal and Thatchur.
Current status: Construction is in progress. Work has been delayed by waterbodies, high-voltage lines and utility shifting.
Real-estate impact: This section has strong potential for warehouses, container yards, truck terminals and port-related industries. Residential growth may be slower because of industrial activity and environmental restrictions.
Section II: Thatchur to Tiruvallur Bypass
Areas covered: Thatchur, Periyapalayam, Velliyur, Thamaraipakkam, Punnapakkam and Ikkadu Kandigai.
Current status: The Punnapakkam–Tiruvallur Bypass package is complete. The Thatchur–Punnapakkam package was 65% complete in February 2026. Recent reports say the entire section has now been completed, but an updated official completion certificate is not publicly available.
Real-estate impact: Plotted housing, affordable homes and warehouses may grow around Tiruvallur, Thamaraipakkam and Periyapalayam.
Section III: Tiruvallur to Sriperumbudur
Areas covered: Tiruvallur Bypass, Vengathur, Thodukkadu, Sengadu and Sriperumbudur.
Current status: This is one of the slower sections. Its three packages were only around 24% to 28% complete in February 2026. Completion is expected during 2028.
Real-estate impact: Industrial land, warehouses and worker housing could grow once connectivity improves between Tiruvallur and Sriperumbudur. Buyers should not pay prices based on claims of immediate completion.
Section IV: Sriperumbudur to Singaperumal Koil
Areas covered: Sriperumbudur, Oragadam industrial belt, Padappai influence area and Singaperumal Koil.
Current status: The main road is reported to be substantially complete. Some service roads and related land acquisition remain unfinished.
Real-estate impact: This is presently the strongest CPRR property belt. Sriperumbudur and Oragadam already have automobile, electronics and manufacturing industries. Demand is likely for factories, warehouses, shops and employee housing.
Section V: Singaperumal Koil to Poonjeri
Areas covered: Singaperumal Koil, Chengalpattu side, Manamathi, Thirukazhukundram and Poonjeri near Mamallapuram.
Current status: Land acquisition is continuing and construction tenders have been issued. JICA’s formal schedule places project opening around June 2030.
Real-estate impact: This section could support plotted housing, tourism, resorts and commercial development. However, CRZ, waterbody, forest and land-use restrictions must be checked carefully.
New Projects Coming Around CPRR
Major developments already announced include:
- A 51-acre Prologis logistics park near Red Hills with 1.1 million sq. ft.
- A ₹400-crore Sumadhura industrial and logistics park in the Red Hills belt.
- A proposed railway corridor along CPRR, currently at the feasibility-study stage.
- A ₹175-crore semiconductor and electronics park at Maduramangalam, supporting the wider Sriperumbudur industrial region.
Latest Acquisition and Legal Issues
Fresh land-acquisition notices have been reported in Ikkadu Kandigai. Landowners have been invited to submit objections. Acquisition is also continuing for Section IV service roads and Section V.
In one Ikkadu Kandigai case, a landowner said CPRR would block access to agricultural fields. The Madras High Court did not stop the project. It directed the authorities to consider the request for a service road and roundabout.
No project-wide court stay has been reported. Most unresolved matters concern compensation, service-road access and individual property boundaries.
What Buyers Must Understand
CPRR is an access-controlled road. A plot facing the highway may not receive direct road access. Property growth will mainly happen around approved interchanges, underpasses, service roads and connecting highways.
Before buying, verify the survey number against the latest acquisition plan, FMB, land-use classification and approved access point.
