Chennai Metro Rail to Develop Commercial Properties at Three Key Stations

As part of its non-fare revenue generation strategy, Chennai Metro Rail Limited (CMRL) has unveiled plans to develop commercial properties at MVN Nagar in Thirumangalam, Nandanam, and Thousand Lights metro stations. These developments will be seamlessly integrated with metro infrastructure, providing commuters with easy access to retail, office, and commercial spaces while boosting metro connectivity and convenience.

A contract agreement has been signed with Aarvee Associates Architects Engineers & Consultants Pvt Ltd and ANAROCK Property Consultants Pvt Ltd to conduct a Detailed Project Report (DPR), feasibility study, market analysis, and transactional advisory. The ₹41.87 lakh contract was officially awarded on December 20, 2024, with the final DPR expected to be completed by March 2025.

In the presence of Thiru. T. Archunan, Director (Projects), the Contract Agreement was signed by Tmt. Rekha Prakash, CGM (P&D), on behalf of CMRL, and by Tmt. J.K. Nandana, Associate Vice President, on behalf of Aarvee Associates, along with Thiru. S. Vinoth, Vice President of ANAROCK Property Consultants Pvt Ltd. Senior officials from CMRL and the consulting firms attended the occasion, marking a significant step forward in Chennai’s metro expansion and urban development.

MVN Nagar (Thirumangalam) Metro Station

Nandanam Metro Station

  • Located near the existing station and opposite the metro administration building.

  • Directly connected to both Phase 1 and Phase 2 stations.

The DPR, feasibility study, and land use reports will be submitted for approval to the Chennai Metropolitan Development Authority (CMDA) and Greater Chennai Corporation (GCC). The final DPR submission is scheduled for March 2025, paving the way for property development tenders and execution.
