Found a “2BHK”, a “studio” and a “floor villa” while scrolling Chennai listings? Before you build your Pinterest mood board, decode what those labels mean.

BHK: the letters have a job

B = Bedroom, H = Hall or living room, K = Kitchen. The number tells you how many bedrooms.

A 1BHK has one bedroom, a hall and a kitchen. A 2BHK has two bedrooms, a hall and a kitchen. A 3BHK has three bedrooms, a hall and a kitchen.

Plot twist: B does not mean bathroom. Check the bathroom count separately. BHK also does not tell you the home’s size.

Studio: one space, multiple roles

A studio usually combines sleeping and living areas in one open space, with cooking facilities and a separate bathroom.

Your bed and sofa share the main room. A 1BHK gives you a separate bedroom. Same compact-home vibe, different privacy.

Floor villa: check beyond the fancy name

“Floor villa” is a marketing label used for spacious homes with villa-style features within a building, including apartment towers.

Do not assume you get an entire floor, a private garden or a separately owned plot. Ask how many homes share the floor and check the entrance, land share and shared facilities.

Same label, different living experience

Imagine two 2BHKs: one fits your work desk comfortably; the other barely fits your bed. Both have two bedrooms.

Before you lock it in, compare the floor plan, room dimensions, bathroom count and carpet area—the usable floor area, which we will decode next.

The label starts the conversation. The layout tells you how you will actually live.
