India’s commercial real estate sector is witnessing one of its largest potential portfolio buyouts. Tata Realty and Infrastructure Limited (TRIL), in collaboration with Canada Pension Plan Investment Board (CPP Investments), is evaluating an exit from two flagship commercial office assets.
The proposed transaction covers prime tech parks in Chennai and Gurugram, valued at approximately ₹10,000 crore.
The Assets in Focus
The joint venture portfolio includes two Grade-A IT office developments totaling roughly 6.4 million square feet of leasable real estate:
- Intellion Park, Chennai (formerly Ramanujan IT City): Located in the key IT corridor of Taramani, Chennai, this flagship asset accounts for approximately 4.6 million square feet. It holds prestigious recognitions, including being India’s largest WELL Core Platinum Certified campus.
- Intellion Edge, Gurugram: Situated along Sohna Road, Gurugram, this premium commercial property accounts for 1.8 million square feet of leasable office space.
Why Is the Joint Venture Selling Off These Assets?
The potential sale is driven by strategic capital management across both partners:
- Scheduled Fund Lifecycle Exit: The joint venture was established in April 2022 to acquire and manage prime commercial office spaces. As the investment timeline progresses, the partners are exploring monetization options to realize capital gains.
- Deleveraging for Tata Realty: Proceeds from the potential transaction will allow Tata Realty to lower its debt footprint. TRIL’s standalone debt stood at approximately ₹1,218 crore, making this capital unlock a major step toward balance sheet optimization.

Market Implications
A transaction of this magnitude highlights strong institutional investor interest in top-tier, income-generating tech parks across major Indian metros. Grade-A IT corridors in cities like Chennai and Gurugram continue to attract long-term global capital looking for reliable yields.
If finalized near the targeted ₹10,000 crore mark, the deal will stand out as one of the largest single-portfolio real estate exits recorded in India over recent years.
