The move is also expected to reduce arbitrary interpretation during registrations and improve confidence among developers and end-users.</p>



<h3 class="wp-block-heading">What Was the Problem?</h3>



<p class="wp-block-paragraph">In some places, isolated high-value property deals were reportedly being used as reference points to influence guideline values for nearby properties.</p>



<p class="wp-block-paragraph">A property may sell at a higher price because of special reasons such as:</p>

<p class="wp-block-paragraph">Let us say a normal interior residential plot is worth around ₹60 lakh.</p>



<p class="wp-block-paragraph">But because a nearby premium corner plot was sold at a much higher price, the guideline value for the area is pushed to ₹80 lakh.</p>
