The airport has been dropped, but the future of the frozen and acquired lands remains undecided.

The airport has been dropped, but the future of the frozen and acquired lands remains undecided.

Tamil Nadu has abandoned the proposed Parandur greenfield airport. But landowners in Parandur and the surrounding villages still face one major problem: restrictions on land transactions have not been withdrawn.

The government had frozen the sale, lease and mortgage of land in and around 13 villages identified for the project. Kancheepuram district officials reportedly said that they had not received any formal communication lifting the freeze.

Therefore, the airport announcement alone may not allow affected owners to immediately sell, lease or mortgage their properties.

What Are Parandur Landowners Waiting to Know?

The cancellation has brought relief to residents who opposed displacement and the loss of agricultural land. But several questions remain:

When will the transaction restrictions be removed?

What will happen to land that was notified but not acquired?

Will acquired land be returned to its former owners?

What happens to owners who accepted compensation?

Can the government use the acquired land for another project?

Reports indicate that protesting villagers may accept industrial development on already acquired land if it does not harm the area’s environment. However, this does not settle questions about ownership, compensation or future land use.

Around 1,500 Acres Have Already Been Acquired

Approximately 1,500 acres were reportedly acquired for the airport. Compensation for agricultural land reportedly ranged from about ₹35 lakh to ₹60 lakh per acre.

TIDCO, the agency responsible for the airport project, has not announced what it will do with these lands.

The position may differ from one property to another depending on whether:

The government only issued an acquisition notice

Compensation was fixed and accepted

Possession was taken

The land was purchased through a registered sale deed

Ownership was transferred to TIDCO

This means the entire 1,500 acres cannot be treated as one single block. The records of each survey number may have to be checked separately.

Kancheepuram district officials have said that they are waiting for instructions to lift the freeze. TIDCO has also not announced whether the acquired lands will be returned, retained or used for another purpose.

Land Freeze

Dropping the airport, lifting the transaction freeze and returning acquired land are separate government actions.

A written order may be required to remove restrictions on sale, lease and mortgage. Land already acquired may need another government decision before it can be returned.

The process of formally giving acquired land back to its original owner is called reconveyance.

Previous Tamil Nadu Cases

Previous Tamil Nadu Cases Show Different Outcomes for Unused Acquired Land

Jayankondam: Land Returned After Nearly 25 Years

The closest example is the Jayankondam lignite power project in Ariyalur district.

Around 8,373 acres across 13 villages were acquired from 1997 for a mining and power project involving TIDCO. The project did not materialise, but the lands did not automatically return to their former owners.

After years of disputes and court cases, the Tamil Nadu government issued G.O.(Ms) No.110, Industries Department, dated June 2, 2022. It permitted acquired lands in 11 villages to be returned.

The former owners did not have to return the compensation they had already received. But they had to apply for the land and agree not to demand any additional compensation.

The government also recorded that it had taken only paper possession, while the original owners continued to use the land.

Jayankondam was therefore a government-ordered return, not a return forced by the court. It shows that land may be returned, but only after a clear policy decision and government order.

Manjapakkam: Road Plan Changed, but Land Was Not Returned

Land in Manjapakkam, Tiruvallur district, was acquired for a link road, with the award passed in 1987. The land was not used for the original road because the alignment changed.

The former owners asked for the land back. However, the Madras high Court dismissed their appeal in February 2026.

The court treated the acquisition as completed. Since the government had not made a policy decision to return the land, the former owners could not demand its return automatically.

CMDA Case: Unused Land Retained for Another Public Purpose

In another case, land acquired for a CMDA transport project remained partly unused for several years. The government later proposed using the remaining land for a truck-parking facility near a bus terminal.

The Supreme Court held that former owners did not automatically regain ownership merely because the land had remained unused. It said acquired land could be retained for the original purpose or used for another genuine public purpose.

This is important for Parandur. The government could consider another public use for some acquired parcels. But any decision would have to follow the law and could still face challenges from former owners.

How the Three Cases Differ

Case

Ownership and possession

Final result

Jayankondam

Acquisition was completed, but only paper possession was taken and former owners continued using the land

Government issued a special order returning the land

Manjapakkam

The court treated the acquisition as completed, though possession was disputed

No government decision to return it; owners’ case failed

CMDA project

The land had passed to the authority and part of it was already used

Remaining land was kept for another public purpose

The main lesson is simple: unused land does not automatically return to its former owners. A government decision, acquisition records and possession details can change the outcome.

What Could Happen Next in Parandur?

Based on these earlier cases, Parandur could follow one or more of these paths:

The freeze may be removed for land that was never fully acquired.

Some acquired land may be returned through a special government order.

Some land may be retained for another genuine public purpose.

Compensation and ownership disputes may lead to court cases.

The freeze may continue until every affected parcel is reviewed.

These are only possible outcomes. The government has not confirmed what it will do.

Buyers Should Not Rush into Parandur Land Deals

Owners and buyers should wait for written clarification from the government.

Before paying an advance or signing an agreement, they should verify the acquisition notice, compensation, possession records, sale deed, EC, registration restrictions and present land classification.

Verified.RealEstate’s EC Analyzer, Land Use Checker, Guideline Value Checker and Legal Due Diligence free services, along with the advanced verification tools available through the paid Landlens services, can help buyers and owners review the available records and determine whether a particular property is affected.

The safest conclusion is clear: the Parandur airport may be cancelled, but the land problem is not yet over.

Parandur dropped; search begins for a new airport site.

The Tamil Nadu government has officially dropped the proposed greenfield airport project at Parandur in Kancheepuram district.

Chief Minister C. Joseph Vijay announced the decision in the Tamil Nadu Assembly on August 24, 2026. He said the government would identify another location for Chennai’s second airport and conduct a fresh technical feasibility study before selecting the site.

CM Calls for Airport Site That Minimises Impact on Farmers and Residents

The Chief Minister said the new airport should be developed at a location that causes the least possible impact on agricultural land and residential areas.

Recalling his visit to Eganapuram and nearby villages on January 20, 2025, Vijay said he had personally heard the concerns of residents opposing the airport project across Parandur and the 12 surrounding villages. Describing farmers as the backbone of the country, he reaffirmed his support for those fighting to protect their agricultural land.

He clarified that he supports industrial development and recognises the importance of airports in driving economic growth.

Parandur Airport Project: Site Selection and Project Scope

Parandur was selected in 2022 after four locations—Parandur, Pannur, Thiruporur and Padalam—were examined. The proposal subsequently received site clearance and in-principle approval from the Union Ministry of Civil Aviation.

The planned airport was to cover approximately 5,746 acres across 13 villages. Project estimates reported at different stages ranged from around ₹27,000 crore to ₹29,143 crore.

What Happens to the Land Already Acquired?

A considerable amount of land had already been secured for the airport.

By November 2025, the government had reportedly purchased around 1,100 acres through 1,075 registered sale deeds and paid approximately ₹680 crore to landowners. Around 1,500 acres was also reported to be under government control.

The State had announced compensation ranging from ₹35 lakh to ₹60 lakh per acre for specified agricultural lands. Higher amounts were fixed in certain cases based on guideline value and private negotiations.

However, the Assembly announcement did not clarify what will happen to land already purchased or acquired for the project. No official decision has yet been announced on whether this land will be returned to former owners, retained by the government or used for another purpose.

What Happens to the Parandur Metro Corridor?

A 53-km elevated Chennai Metro extension had been planned from Poonamallee to Parandur through Sunguvarchatram.

The proposed corridor was divided into:

Phase I: Poonamallee to Sunguvarchatram

Phase II: Sunguvarchatram to Parandur

The complete corridor was estimated to cost ₹15,906 crore. The previous government had granted administrative approval for ₹2,126 crore towards preparatory work for the first phase.

The Tamil Nadu government has not yet announced whether the Metro project will be continued, modified or stopped following the airport cancellation.

No New Airport Location Announced Yet

The government has confirmed that Chennai will still have a second airport, but it has not yet selected an alternative site.

During the earlier site-selection process, two of the four locations considered were in Chengalpattu district:

Thiruporur

Padalam, located about 20 km south of Chengalpattu

However, the Airports Authority of India reportedly deemed both sites unsuitable due to airspace and operational constraints. At the time, Parandur and Pannur were considered more viable options.

Although Pannur, Thiruporur and Padalam were examined earlier, the government has not indicated that any of these locations will be selected for the new airport.

The replacement site will have to undergo fresh technical examination and the required State and Central approval processes.

Fifth Terminal Planned at Chennai Airport

Along with the Parandur announcement, the government proposed expanding the existing Chennai International Airport towards the north-west by constructing a fifth terminal.

The proposed terminal is expected to add capacity for approximately 20 million passengers annually.

Chennai airport recorded 23.02 million passengers during the 2025–26 financial year. Its present designed capacity is approximately 30 million passengers per year. The ongoing Terminal 3 expansion is expected to increase the airport’s total capacity to around 35 million passengers annually.

Detailed information about the fifth terminal’s cost, land requirement, construction schedule and approvals has not yet been released.

DMK Warns of Economic Impact

DMK MLA and former Finance Minister Thangam Thennarasu criticised the decision, alleging that Parandur was dropped for political reasons. He argued that abandoning the project could undermine Tamil Nadu’s economic growth, reduce employment opportunities and weaken its ability to attract investment, particularly as the airport was intended to address Chennai’s long-term aviation requirements.

Thennarasu said Parandur was still the most suitable site and warned that cancelling the project could drive industries towards Andhra Pradesh. He added that Tamil Nadu had already lost the proposed Hosur airport.

What Property Buyers Must Verify

The cancellation of the airport project changes Parandur’s official infrastructure status. No alternative airport site has been notified yet. Keeping this in mind, do not be misled by claims such as “the second airport will be set up here.”

Buyers considering land around Parandur or any rumoured alternative location should verify the official planning status, land classification, title records and acquisition notifications before purchasing.

Verified.RealEstate’s Guideline Value Checker, Land Use Checker, Owner Contact Finder and Legal Due Diligence services can help buyers verify property records instead of relying on unconfirmed airport-location claims.

Parandur at a Crossroads: Assessing Chennai’s Second Airport Shift, Market Speculation, and West Chennai’s Unstoppable Infrastructure Surge.

The proposed greenfield airport at Parandur has reached a pivotal turning point. The Tamilaga Vettri Kazhagam (TVK) state government, led by Chief Minister C. Joseph Vijay, has decided to abandon the site at Parandur and seek an alternative location for Chennai’s second airport.

However, official central records show that the Union Ministry of Civil Aviation has not yet received formal notification from the state government regarding this site cancellation or relocation.

🚫 1. TVK Government Drops Parandur Site

Following through on campaign promises made to local residents and farmers, the TVK administration announced that the ₹27,400-crore Parandur project will not proceed at its original site.

Ecological & Feasibility Concerns: State officials highlighted that roughly 800 to 900 acres of the earmarked project area consist of waterbodies and ecologically sensitive wetlands, making runway construction infeasible.

Alternative Location Search: Rather than abandoning a second airport altogether, the TVK government announced that feasibility studies are underway to identify a new, environmentally suitable location for Chennai’s second airport.

🏛️ 2. Centre Awaits Official Notification

Despite announcements at the state level, the Central Government has not received formal paperwork to alter or cancel the project:

Rajya Sabha Confirmation: In response to parliamentary queries, Union Minister of State for Civil Aviation Murlidhar Mohol confirmed that the Centre has received no formal request from Tamil Nadu to relocate or drop the Parandur airport.

In-Principle Status: The “in-principle” approval granted to the Tamil Nadu Industrial Development Corporation (TIDCO) in April 2025 remains active on central records.

State Government Stand: State ministers clarified that Tamil Nadu will approach the Union Government procedurally once a viable alternative site has been identified and finalized.

🏗️ West Chennai Infrastructure Boom Continues Unhindered

While the state government evaluates alternative locations for the second airport, the massive public transit, logistics, and highway developments planned across the continuous Poonamallee–Sriperumbudur–Sunguvarchatram–Parandur corridor are moving forward unhindered to serve the region’s expanding industrial hubs.

🚆 Metro Extension (Poonamallee to Sunguvarchatram & Parandur): Chennai Metro Rail Limited (CMRL) is proceeding with the ₹2,126-crore Phase 2 extension (Corridor 4). The primary active phase spans 27.9 km from Poonamallee to Sunguvarchatram, connecting prime industrial zones—including Thirumazhisai, Irungattukottai, and Sriperumbudur—to the city’s transit network. Plans for the subsequent leg extending outward to Parandur remain part of the broader corridor transit strategy.

🛣️ Highway & Freight Infrastructure: Major regional arteries—such as the 258-km Bengaluru–Chennai Expressway (NE-7) terminating near Sriperumbudur and the Chennai Peripheral Ring Road (CPRR)—pass directly through this belt adjacent to Parandur. These highways continue to provide critical high-speed freight access and bypass routes for heavy commercial traffic.

🏭 Industrial & Real Estate Ecosystem: The entire Sriperumbudur–Sunguvarchatram–Parandur belt remains South India’s premier manufacturing, electronics, and automotive cluster. Developments like the Thirumazhisai Satellite Township and surrounding logistics parks continue as planned, supporting the long-term economic growth of the region.

📊 Summary Overview

Development

Current Status

Key Impact

Parandur Site Status

Scrapped by TVK State Govt

Alternative site selection underway; land acquisition at Parandur paused.

Union Government Status

No formal request received

Parandur in-principle clearance remains active on central records pending state notification.

Poonamallee–Sunguvarchatram Metro

Moving Forward

₹2,126 Cr project connecting key West Chennai industrial belts.

Regional Highway Upgrades

Active

Expressway and Peripheral Ring Road projects continue to serve Sriperumbudur & Sunguvarchatram hubs.

Investor Caution: Navigating Speculative Hype in the Parandur Belt

With ongoing site reviews and transit updates, real estate across the Poonamallee–Sriperumbudur–Sunguvarchatram–Parandur corridor has seen significant price volatility. Land near Parandur experienced steep speculative run-ups—jumping 100% to 200% purely on airport expectations.

Investors must separate genuine, highway- and industry-backed value in hubs like Sriperumbudur from high-risk speculative bets in agricultural pockets that face downside risk if project boundaries or site locations shift.

To protect capital, prospective buyers must ensure strict legal due diligence over marketing promises. All plotted layouts should carry explicit approval from the Directorate of Town and Country Planning (DTCP) and be registered with TNRERA. Additionally, buyers must verify statutory non-agricultural (NA) land conversion feasibility for agricultural tracts and cross-check asking rates against official government guideline values to avoid paying artificially inflated premiums.

To verify actual market valuations and assess risks in low-lying land, consult verified real estate experts to cross-check seller asking prices against government guideline values and recent registered sale deeds.

Parandur dropped, but Chennai’s second airport question remains open

Tamil Nadu has decided not to proceed with Parandur as the site for Chennai’s second airport, marking a major reversal in one of the State’s most debated infrastructure projects.

The Parandur greenfield airport was announced in 2022 by the previous DMK government and was planned in Kancheepuram district to reduce pressure on Chennai International Airport.

The proposed airport site was spread across nearly 5,746 acres in Kancheepuram district, covering several villages in Kancheepuram and Sriperumbudur taluks.

The project had already moved through major stages, including site clearance, in-principle approval and land acquisition. Nearly 1,700 acres of land had reportedly been acquired so far. The project had faced strong opposition from residents and farmers, especially from Ekanapuram and surrounding villages.

However, the present government has now taken the position that the airport should not come up at Parandur because of concerns over fertile agricultural land, waterbodies, wetlands and local livelihoods.

The government has clarified that it is not against Chennai getting a second airport. The objection is specifically to Parandur as the location. Officials and experts are expected to look for an alternative site.

Why Parandur Became Controversial

The proposed airport site covered large stretches of farmland and water-rich areas.

🧑‍🌾 Local residents argued that the project would affect fertile agricultural land and disturb waterbodies and wetlands.

🧑‍🌾Farmers feared losing their livelihoods due to displacement and the loss of cultivable land.

🧑‍🌾Environmentalists also expressed concerns that the project could disrupt natural drainage patterns, increase flood risks, and cause long-term ecological damage.

For residents who have been protesting for several years, this is a major political and emotional victory. For them, Parandur airport was not just an infrastructure project. It was a direct threat to their homes, farms, water sources and way of life.

Industry Warns of Setback

Industry representatives have said that dropping the project after approvals and land acquisition may hurt Tamil Nadu’s growth plans.

V.N. Shivashankar, senior vice-president of the Southern India Chamber of Commerce and Industry, has said that Tamil Nadu should not immediately scrap the project after securing major approvals. According to him, Chennai needs a modern airport, and cancelling the project after years of planning could hurt the State’s development prospects.

For a city like Chennai, which competes with Bengaluru, Hyderabad and other major investment destinations, airport capacity is not a small issue. A delayed second airport may affect long-term competitiveness.

Finding a New Airport Site Will Not Be Easy

Aviation experts have also pointed out that finding a new site for an airport is a long and technically complicated process. Before Parandur was chosen, the government had already studied multiple locations.

Airport sites are not selected only based on land availability. They must meet several aviation, safety and infrastructure requirements, including: suitable airspace, wind conditions, runway alignment, obstacle-free approach paths, environmental clearances, land acquisition feasibility and good road and rail connectivity.

If the government starts the site-selection process again, identifying a new site itself may take at least one year. After that, the Airports Authority of India may have to conduct pre-feasibility studies. Site clearance and in-principle approval may take another two years. Land acquisition, construction and operational readiness may then take another five to six years.

This means Chennai’s second airport timeline could be pushed back by nearly eight to ten years or even more.

What Happens to the Land Already Acquired?

The biggest unanswered question now is the fate of the nearly 1,700 acres already acquired for the Parandur airport.

Since the government has only now announced its decision regarding Parandur, several key issues are yet to be clarified.

In the coming days, the government is expected to spell out what will happen to the acquired land—whether it will be returned to landowners, retained for another public purpose, transferred to a government land bank, or kept pending until a final decision is taken.

The matter is likely to attract close attention because compensation has reportedly been paid in many cases. For landowners, the focus will now be on the government’s next steps and whether any mechanism will be considered for restoring land and addressing related concerns.

What the Land Acquisition Act Says

Under Section 101 of the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013, if acquired land remains unutilised for five years from the date of taking possession, it shall be returned to the original owners or their legal heirs, or transferred to the government land bank through the prescribed process.

While the law provides for the possibility of land being restored if an acquisition project is abandoned, what will actually happen if the Parandur project is officially dropped remains uncertain. The outcome will depend on factors such as whether possession has been taken, whether compensation has been paid, the acquisition route used and the government’s final decision.

Conclusion

The Parandur airport decision has created both relief and uncertainty. Farmers and residents see it as a victory for land, water and livelihood protection. Industry leaders, however, fear that Chennai’s second airport may now be delayed by many years.

The next important announcement will be the new airport site. Until then, the fate of the acquired Parandur land remains the biggest legal and political question.

A mega airport dream now stands between development, displacement, and political uncertainty.

Parandur Airport: Chennai’s Big Airport Plan Enters a Sensitive Phase

The proposed Parandur Greenfield Airport was planned as Chennai’s second airport — a massive infrastructure project expected to reduce pressure on the existing Chennai International Airport and support future passenger, cargo, industrial, and real estate growth around Kanchipuram, Sriperumbudur, and western Chennai.

But the project is no longer just an aviation story.

It has now become a land, livelihood, environmental, political, and real estate risk story.

With land acquisition moving forward, villagers continuing their resistance, and Tamilaga Vettri Kazhagam leader Vijay’s earlier opposition to the Parandur site gaining renewed attention, the project is now facing a fresh layer of uncertainty. Reports state that villagers from Ekanapuram want Vijay to keep his earlier promise to oppose the project, after he had said he was not against development but was against choosing Parandur due to displacement and environmental concerns.

For buyers, landowners, developers, and investors, this means one thing clearly: Parandur cannot be viewed only as a future growth corridor. It must also be viewed as a high-sensitivity due diligence zone.

What Is the Parandur Airport Project?

Parandur Airport is proposed as a greenfield airport near Parandur in Kanchipuram district. It is expected to serve as Chennai’s second major airport, along with the existing airport at Meenambakkam.

The project has been projected as a large aviation hub with major passenger handling capacity, cargo facilities, runways, terminals, road connectivity, and future metro/transport integration. The broad development narrative around Parandur has already influenced land discussions in areas around Parandur, Sriperumbudur, Sunguvarchatram, Kanchipuram, and nearby village belts.

However, the project requires thousands of acres of land, including agricultural lands and village areas. This is where the conflict begins.

Project Progress So Far: Acquisition, Surveys, and Special Project Status

The Tamil Nadu government has already taken several steps to move the project forward. Earlier reports stated that land acquisition had crossed 1,500 acres and that the Social Impact Assessment process was close to completion. Officials also indicated that environmental studies, including the Environmental Impact Assessment and Environmental Management Plan, would follow.

In March 2026, the state declared the Parandur airport as a “Special Project” under the Tamil Nadu Land Consolidation framework. This classification is important because it can help the government streamline land-related processes and speed up approvals for major infrastructure projects.

But this move has also triggered concern among activists and residents, especially because the Land Consolidation framework is seen by critics as allowing faster diversion or consolidation of lands, including areas linked to water bodies and agriculture.

So, on paper, the project is progressing.

On the ground, resistance has not disappeared.

Infrastructure Push Around Parandur: What’s Actually Moving?

Parandur is not being planned as an isolated airport site. It is gradually being positioned as part of a larger western Chennai–Kanchipuram connectivity belt, linking the proposed airport with Sriperumbudur, Sunguvarchatram, industrial clusters, highways, and future mass-transit routes.

Key infrastructure plans include:

Pallur–Sogandi Road widening:
The 23.8 km Pallur–Sogandi Road has been identified for widening, with reports mentioning a 60-metre right of way and a rerouted stretch near the airport boundary.

Four-lane airport access corridor:
The access corridor is proposed as a four-lane road with service roads, aimed at supporting future passenger, cargo, and local traffic movement.

SH-58 improvement:
A section of State Highway 58 is also proposed to be widened to improve connectivity between the airport access road and nearby highway links.

Metro connectivity plan:
The proposed metro extension from Poonamallee towards Parandur Airport is being planned in phases, with the Poonamallee–Sunguvarchatram stretch expected to come first, followed by a further extension towards Parandur.

Together, these projects show that Parandur is being planned as a future airport-linked mobility and logistics corridor, not merely as a standalone aviation project.

But buyers should be careful. Most of these works are still in the planning, proposal, approval, or preparatory stage. Land near Parandur should not be bought merely because someone says “airport and metro are coming.”

The real value of any property will depend on its exact survey number, acquisition boundary, road access, zoning, layout approval, waterbody classification, and how much of the proposed infrastructure actually gets executed..

Why Are Villagers Opposing the Parandur Airport?

The strongest opposition has come from villages such as Ekanapuram and nearby affected areas. Residents have raised concerns about displacement, loss of farmland, impact on water bodies, livelihood disruption, and long-term environmental consequences.

According to conflict documentation, multiple villages fall within the wider affected area of the proposed airport project, including Parandur, Ekanapuram, Nelvoy, Thandalam, Gunagarambakkam, Mahadevimangalam, Singilipadi, and others.

The core concern is not simply compensation.

For many villagers, the issue is:
Can money replace land, homes, water resources, village identity, and agricultural livelihood?

That is why this project has continued to attract protests for several years. The dispute is not only about how much compensation is paid. It is also about whether the location itself is appropriate.

The Vijay Factor: Why Political Uncertainty Has Increased

The Parandur project has gained renewed political attention because Vijay had earlier spoken against the choice of Parandur as the airport site. Reports say he had stated that he was not opposed to development, but objected to the Parandur location due to concerns over environmental risk and displacement of families. He had also reportedly promised legal support to protesting residents.

This has created a new question:

If political pressure increases, will the project continue as planned, slow down, be reviewed, or face legal and administrative delays?

That is the uncertainty now surrounding Parandur.

Infrastructure projects of this scale usually depend on multiple layers of approval, land acquisition, environmental clearance, public acceptance, funding, political continuity, and court outcomes. Even if a project has government backing, sustained local resistance and political opposition can affect timelines.

For real estate buyers and investors, this is where caution becomes critical.

Why Real Estate Around Parandur Needs Extra Caution

Whenever a mega infrastructure project is announced, surrounding land prices often begin moving even before the project is completed. Brokers may start marketing agricultural land, village land, layouts, and investment plots using phrases like:

“Near future airport”
“Airport growth zone”
“Best investment before price rise”
“Parandur airport confirmed”
“Metro and airport appreciation guaranteed”

But buyers must understand the difference between announcement-driven speculation and legally safe investment.

What This Means for Landowners, Developers, and Investors

Parandur may offer long-term growth potential, but it also carries acquisition, approval, zoning, environmental, road-access, and timeline risks.

Landowners should verify notification status, compensation, family title, joint-owner consent, encumbrances, and rehabilitation terms before making decisions.

Developers and investors should check acquisition boundaries, zoning, layout approval, road access, and project certainty before buying or aggregating land.

In Parandur, due diligence is not optional — it is essential.

How Verified.RealEstate Can Help Buyers in the Parandur Belt

Before buying land near Parandur or any airport-influenced corridor, buyers can use Verified.RealEstate to reduce risk through structured property checks.

Relevant checks include:
Guideline Value Tool – to compare claimed market value with official guideline value.
CMDA / DTCP Approval Checks – to verify whether layouts and development claims are legally valid.
Temple Property Check and WAQF Property Check – to avoid hidden institutional land risks.
Property Tracker – to monitor future alerts and changes linked to a property.
LandLens AI – to combine online document intelligence with offline verification for safer property decisions.

In a sensitive zone like Parandur, the smartest buyer is not the one who buys first.
The smartest buyer is the one who verifies first with Verified. Realestate.

Final Takeaway: Development, Displacement, and Due Diligence

Parandur Airport is still one of Tamil Nadu’s most important proposed infrastructure projects, but it is also one of the most sensitive.

It represents the larger debate between development and displacement:

For the government, it is a future airport; for investors, it is a growth corridor

For villagers, it is home

For buyers, it is a risk zone unless verified properly.

With land acquisition progressing, local resistance continuing, environmental questions remaining active, and political uncertainty increasing after Vijay’s earlier stand against the project site, the future timeline is not fully predictable.

For anyone buying, selling, investing, or developing near Parandur, the rule is simple: do not buy based on airport hype. Buy only after legal, survey, approval, and acquisition-risk verification. Parandur may become a major growth story, but without due diligence, it can also become a costly property mistake.

Bengaluru’s proposed bullet train corridors could redefine travel to Chennai, Hyderabad and possibly Mysuru.

Bengaluru’s Bullet Train Plans Take Shape

The bullet train plans connecting Bengaluru with Chennai and Bengaluru with Hyderabad have moved one step forward. The alignment plans for both high-speed rail corridors have now been released by Indian Railways.

These corridors were announced in the Union Budget around three months ago. With the alignment plans now available, more details have emerged about the proposed routes, stations, tunnel sections, land requirements, surveys and expected travel time.

If completed, these projects could bring a major change in travel between Bengaluru, Chennai and Hyderabad.

Bengaluru–Chennai Bullet Train Route

The proposed Bengaluru–Chennai bullet train corridor will be around 306 km long.

The route is expected to start from Baiyappanahalli in Bengaluru and pass through:

Whitefield, Kodihalli near Hoskote, Kolar, Chittoor, Parandur and Poonamallee, before ending at Chennai Central.

This corridor is important because it will connect two major South Indian cities that already have strong business, technology, industrial and travel links.

Parandur Included in the Chennai Route

One of the important updates in the Bengaluru–Chennai alignment is the inclusion of Parandur.

Parandur is significant because Tamil Nadu’s second airport for Chennai has been planned in this region. It was not part of the initial alignment, but it has now been included in the proposed route.

This means the high-speed rail corridor may also improve future connectivity to Chennai’s proposed second airport zone.

Land Requirement for Bengaluru–Chennai Corridor

Within Karnataka, the Bengaluru–Chennai bullet train corridor is expected to run for about 100.7 km.

For this Karnataka section, around 1,358.96 hectares of land may be required.

The project will therefore involve detailed land identification, acquisition planning, engineering studies and coordination with local authorities.

Bengaluru May Get a 15.94-km Tunnel Section

A major feature of the Bengaluru–Chennai corridor is the proposed 15.94-km tunnel section inside Bengaluru.

This underground section is likely planned because Bengaluru is a dense urban city where creating a surface-level high-speed rail line may be difficult.

Outside the main city area, the corridor is expected to use a mix of elevated tracks and at-grade tracks in other parts of Karnataka.

Bengaluru–Hyderabad Bullet Train Route

The proposed Bengaluru–Hyderabad bullet train corridor will be around 607.03 km long.

In Karnataka, the proposed stations are expected at:

Kodihalli, Devanahalli near Kempegowda International Airport, and Alipur in Chikkaballapur district.

After Karnataka, the route is expected to pass through:

Hindupur, Duddebanda near Penukonda, Anantapur, Gooty, Dhone, Kurnool, Mannanur in Nagarkurnool, Bharat City near Hyderabad, and Hyderabad airport at Shamshabad, before ending at Hyderabad.

This corridor could become a major fast-travel link between Bengaluru and Hyderabad.

Land Requirement for Bengaluru–Hyderabad Corridor

Within Karnataka, the Bengaluru–Hyderabad corridor is expected to run for about 101.03 km.

For this section, around 237.5 hectares of land may be required.

Like the Chennai corridor, this project will also need surveys, land identification, approvals and detailed technical planning before construction can begin.

Bengaluru–Mysuru Bullet Train Alignment Also Shared

Although the Bengaluru–Mysuru high-speed rail route was not included in the Union Budget announcement, an approximate alignment has also been shared.

The proposed Bengaluru–Mysuru route may be around 157.34 km long.

Possible station points include:

Mandya, Ramanagara, Kengeri and Electronics City near Huskur.

Ramanagara was reportedly not part of the initial alignment but has now been included in the approximate plan.

As per the current proposal, the Bengaluru–Mysuru line may join the Bengaluru–Chennai line at Kodihalli.

Request to Extend High-Speed Corridor to Mysuru

Mysuru-Kodagu MP Yaduveer Krishnadatta Chamaraja Wadiyar has said that he has requested the Railway Minister to extend the high-speed rail corridor to Mysuru.

He also mentioned that earlier studies, including one by a German firm, had supported Mysuru’s inclusion in the high-speed rail network.

If Mysuru is added to the network in the future, the high-speed rail system could further improve connectivity between Bengaluru, Mysuru and other important towns along the route.

Expected Travel Time

One of the biggest advantages of bullet train connectivity is reduced travel time.

It is expected that the proposed Bengaluru–Chennai high-speed rail corridor could reduce travel time to around 1 hour and 13 minutes.

The proposed Bengaluru–Hyderabad journey could take around 2 hours.

If achieved, this would be a major change compared to present travel times by road, regular train or air.

Bharat-Made Bullet Trainsets

The proposed corridors are expected to use B-28 trainsets, described as Bharat-made bullet trainsets.

These trainsets are being manufactured by BEML, the Bengaluru-based public sector company, at a specialised complex.

This is important because it shows India’s attempt to build domestic capacity for high-speed rail technology and train manufacturing.

Surveys and Studies Underway

Officials from the National High Speed Rail Corporation Limited have said that surveys are currently underway for the proposed high-speed rail lines.

In Kolar district, it is said that several important studies have already been completed, including:

LiDAR surveys, topographic data collection, traffic studies, social impact assessments and environmental impact assessments.

He also said that the required properties have been identified, Kolar will get one station, and groundwork may begin around 2027–28.

Important Reality Check

Although the alignment plans are promising, bullet train projects usually take many years to complete.

They require land acquisition, funding, environmental approvals, safety studies, technical design, station planning, construction, testing and final clearances.

India’s first bullet train project, the Mumbai–Ahmedabad high-speed rail corridor, was approved in May 2014 and is expected to fully open only by December 2029.

So, while the Bengaluru–Chennai and Bengaluru–Hyderabad bullet train plans are important, they should be seen as long-term infrastructure projects.

Final Takeaway

The release of alignment plans for the Bengaluru–Chennai and Bengaluru–Hyderabad bullet train corridors is a major step in South India’s high-speed rail plans.

The Bengaluru–Chennai corridor is expected to pass through Baiyappanahalli, Whitefield, Kodihalli, Kolar, Chittoor, Parandur, Poonamallee and Chennai Central.

The Bengaluru–Hyderabad corridor is expected to pass through Kodihalli, Devanahalli, Alipur, Hindupur, Anantapur, Gooty, Dhone, Kurnool, Shamshabad and Hyderabad.

A possible Bengaluru–Mysuru corridor has also been discussed, with station points such as Mandya, Ramanagara, Kengeri and Electronics City near Huskur.

If implemented successfully, these corridors could reduce travel time sharply and improve long-distance connectivity across South India. However, the projects are still in the planning and survey stages, and actual completion will depend on land acquisition, approvals, funding and construction progress.

From acquisition milestones to village resistance — Tamil Nadu’s new airport project advances through progress and protest.

🏗️ Land Acquisition Moves Forward Across Kanchipuram

The Tamil Nadu government’s ambitious green-field airport project at Parandur has entered a critical phase, with more than 1,100 acres of land already acquired across 17 villages in Kanchipuram district. The total land requirement stands close to 5,700 acres, combining both private and government holdings.

District officials clarified that landowners can continue using the acquired plots for farming and other routine activities until construction begins. “Since most of the acquired lands remain vacant, owners will be informed well in advance before they are required to hand them over,” a Kancheepuram administration official stated.

🌿 Government’s Next Steps: Clearances and Planning

While land transfer continues, the Tamil Nadu Industrial Development Corporation (TIDCO) has taken charge of preparing the Environmental Impact Assessment (EIA) and Environmental Management Plan (EMP) for the project. Once substantial acquisition is complete, draft bid documents will be forwarded to the Union government for approval — the final administrative step before construction begins.

The proposed airport is designed to handle 10 crore passengers annually, featuring two runways, expansive terminal buildings, taxiways, an apron, and a cargo terminal, positioning it among India’s largest aviation infrastructure ventures.

💰 Compensation and Disbursement Drive

The state has already disbursed around ₹850 crore in compensation to landowners. Rates range between ₹35 lakh and ₹60 lakh per acre, depending on the locality and market valuation. In premium pockets, the payout can reach upwards of ₹70 lakh per acre, roughly three to seven times higher than guideline values, making it one of Tamil Nadu’s most generous land-acquisition programs.

🧑‍🌾 Ekanapuram: The Core of Resistance

However, not all villages are on board. The fiercest resistance continues from Ekanapuram, where the airport’s main runway is planned. The village alone accounts for nearly 905 acres, making it a decisive piece of the project puzzle.

Local protest leader Subramanian, president of the Ekanapuram residents’ group, reiterated that no landowners have agreed to surrender their land despite mounting pressure. “Except for the first 17.5 acres, the rest has only been registered in the name of the state government — not TIDCO,” he said.

The villagers are also preparing to file a Public Interest Litigation (PIL) to protect nearby water bodies they claim could be affected by the airport’s footprint.

⚖️ Politics, Pressure, and Patience

Sources within the administration acknowledge that acquiring land from Ekanapuram is unlikely before the next Assembly elections. The government has decided not to use coercive methods, instead pursuing negotiations and incremental consent.

“Dealing with residents of Ekanapuram is delicate — they’ve been protesting for nearly 1,000 days,” said an official familiar with the situation. “About 500 acres will need to be taken from this village, and nearly 60% of the 1,000 houses marked for demolition fall within it. Unless the residents agree, construction cannot begin.”

Still, optimism persists within official circles. “A significant number of farmers are willing to give up their land after seeing the revised compensation,” said another source. “We expect the entire acquisition process to wrap up within a year.”

🚜 District-Wide Cooperation and Next Targets

Outside of Ekanapuram, villages such as Parandur, Nelvoy, Podavur, Valathoor, Thandalam, and Madapuram have largely cooperated with the process. Many landowners have voluntarily transferred land after compensation settlements, and the district has pledged to provide advance eviction notices and fair rehabilitation plans.

Meanwhile, the government is simultaneously advancing a metro-corridor project worth over ₹1,800 crore, linking Chennai city directly to the upcoming airport — a major infrastructure step designed to ensure seamless connectivity upon completion.

🌅 The Road Ahead

The Parandur Airport project stands at a crossroads of ambition and resistance. On one hand, Tamil Nadu has made visible progress in acquisition, compensation, and planning. On the other, Ekanapuram’s continued opposition poses a serious challenge that could delay timelines.

If completed on schedule, the airport will transform Kanchipuram’s landscape — boosting employment, real-estate growth, and regional connectivity. For now, the government’s task is clear: balance development with consent, and turn one of Tamil Nadu’s most contentious projects into a shared success story
