<h2 class="wp-block-heading"><strong>A Shocking Lease Scam in Chennai</strong></h2>

<p class="wp-block-paragraph">A 43-year-old property owner from the Gerugambakkam–Moulivakkam belt was recently arrested after cheating more than 15 families by collecting lakhs as lease advance for the <em>same</em> house. Several victims came forward only after they realised the house was already “leased” to someone else — and the owner had disappeared with their money.</p>

<p class="wp-block-paragraph">This type of fraud is becoming disturbingly common in fast-growing neighbourhoods such as <strong>Porur, Moulivakkam, Gerugambakkam, Mangadu, and Kolapakkam</strong>, where demand for rentals is high and documentation checks are often skipped.</p>

<hr class="wp-block-separator has-alpha-channel-opacity" />

<h3 class="wp-block-heading"><strong>How the Fraudster Operated </strong></h3>

<p class="wp-block-paragraph">The accused was the <em>actual registered owner</em> of the property.<br>Because of this, victims trusted him immediately — he showed real ownership documents, real tax receipts, and even allowed house visits.</p>

<p class="wp-block-paragraph">Here’s how he cheated people:</p>

<h3 class="wp-block-heading"><strong>1. Showed Genuine Ownership to Gain Trust</strong></h3>

<p class="wp-block-paragraph">Since he was the registered owner, his documents matched:</p>

<ul class="wp-block-list">
<li>Patta</li>

<li>EC</li>

<li>Property tax</li>

<li>Aadhaar + deed details</li>
</ul>

<p class="wp-block-paragraph">Victims felt safe and didn’t expect fraud from a genuine owner.</p>

<h3 class="wp-block-heading"><strong>2. Collected Lease Advances from Many Families</strong></h3>

<p class="wp-block-paragraph">He offered a very attractive lease amount and said:</p>

<ul class="wp-block-list">
<li>“Current tenant is moving out soon”</li>

<li>“I’m giving it to whoever pays advance first”</li>

<li>“Confirm today or I’ll give it to someone else”</li>
</ul>

<p class="wp-block-paragraph">Each victim paid <strong>₹5–10 lakh</strong>, thinking they were the only tenant.</p>

<h3 class="wp-block-heading"><strong>3. Promised Keys on a Fake Future Date</strong></h3>

<p class="wp-block-paragraph">He told every family:</p>

<blockquote class="wp-block-quote is-layout-flow wp-block-quote-is-layout-flow">
<p class="wp-block-paragraph">“You can move in from next month.”</p>
</blockquote>

<p class="wp-block-paragraph">This made them quiet for weeks — buying him time to cheat more people.</p>

<h3 class="wp-block-heading"><strong>4. Disappeared After Collecting Crores</strong></h3>

<p class="wp-block-paragraph">When multiple families came on the “handover day,” they found:</p>

<ul class="wp-block-list">
<li>The house was still occupied</li>

<li>The owner had switched off his phone</li>

<li>He had moved to a different locality</li>
</ul>

<p class="wp-block-paragraph">The scam surfaced only when the victims spoke to each other.</p>

<hr class="wp-block-separator has-alpha-channel-opacity" />

<h3 class="wp-block-heading">🔍 <strong>Key Insight</strong></h3>

<p class="wp-block-paragraph">This case shows a painful truth:</p>

<blockquote class="wp-block-quote is-layout-flow wp-block-quote-is-layout-flow">
<p class="wp-block-paragraph"><strong>Being the real owner doesn’t guarantee honesty.<br>Even real owners can run lease scams.</strong></p>
</blockquote>

<p class="wp-block-paragraph">Which is why tenants must check <strong>owner behaviour</strong>, <strong>track record</strong>, and <strong>multiple-document consistency</strong>, not just ownership.</p>

<hr class="wp-block-separator has-alpha-channel-opacity" />

<h3 class="wp-block-heading"><strong>How Chennai Tenants Can Protect Themselves</strong></h3>

<p class="wp-block-paragraph">If you are taking a house on lease in Chennai, do these checks <strong>before paying even ₹1</strong>:</p>

<h4 class="wp-block-heading"><strong>1. Verify Ownership (Critical)</strong></h4>

<p class="wp-block-paragraph">Use the <strong>Verify My Land</strong> tool:<br><a href="https://verified.realestate/tools/verify-my-land" target="_blank" rel="noreferrer noopener">https://verified.realestate/tools/verify-my-land<br></a>Check:</p>

<ul class="wp-block-list">
<li>EC chain</li>

<li>Patta status</li>

<li>FMB</li>

<li>Ownership pattern</li>

<li>Legal alerts</li>
</ul>

<h4 class="wp-block-heading"><strong>2. Confirm Identity of the Lessor</strong></h4>

<p class="wp-block-paragraph">Ask for:</p>

<ul class="wp-block-list">
<li>Aadhaar</li>

<li>PAN</li>

<li>Sale Deed copy</li>

<li>EC</li>

<li>Latest property tax receipts</li>
</ul>

<p class="wp-block-paragraph">Cross-check names in all documents.</p>

<h4 class="wp-block-heading"><strong>3. Check for Multiple Lease/Fake Listings</strong></h4>

<p class="wp-block-paragraph">If the same property appears on many ads with different names, that’s a red flag.</p>

<h4 class="wp-block-heading"><strong>4. Register the Lease</strong></h4>

<p class="wp-block-paragraph">Always insist on:</p>

<ul class="wp-block-list">
<li>Proper lease agreement</li>

<li>Police tenant verification</li>

<li>Registration at SRO (if amount &gt; ₹50,000)</li>
</ul>

<p class="wp-block-paragraph">No serious owner will oppose this.</p>

<hr class="wp-block-separator has-alpha-channel-opacity" />

<h3 class="wp-block-heading"><strong>Legal Action Tenants Can Take</strong></h3>

<p class="wp-block-paragraph">If you suspect fraud:</p>

<ul class="wp-block-list">
<li>File a police complaint under <strong>IPC 406, 420</strong></li>

<li>Approach the <strong>Economic Offences Wing</strong></li>

<li>Gather all receipts, screenshots &amp; chats</li>

<li>Get a legal opinion from property advocates</li>
</ul>

<p class="wp-block-paragraph">For legal guidance, visit:<br><a href="https://verified.realestate/services/legal-opinion" target="_blank" rel="noreferrer noopener">https://verified.realestate/services/legal-opinion</a></p>

<pre class="wp-block-code"><code>IPC 406 (Criminal Breach of Trust)
IPC 420 (Cheating)</code></pre>

<hr class="wp-block-separator has-alpha-channel-opacity" />

<h3 class="wp-block-heading"><strong>Conclusion</strong></h3>

<p class="wp-block-paragraph">The Porur–Moulivakkam lease scam is a wake-up call for Chennai residents.<br>Never trust a “good deal” blindly.<br>Never give a lease advance without verifying ownership.<br>And always run due-diligence through reliable tools before committing financially.</p>

<p class="wp-block-paragraph">A few minutes of verification can save lakhs of rupees — and months of stress</p>

<p class="wp-block-paragraph"></p>
