The proposed 150-acre township could bring offices, homes, data centres and more than one lakh jobs to Chengalpattu.

Chennai-based developer GT Bharathi Urban Developers has secured a licence from the World Trade Centers Association to establish World Trade Center Chengalpattu. The WTC business park will form the centre of a proposed ₹7,000-crore, IT-focused mixed-use township in Chengalpattu district.

The development is proposed across approximately 150 acres and is expected to be completed in phases over nearly ten years. At full development, the company estimates that the township could create more than one lakh direct and indirect jobs.

What Is Planned Inside the Township?

GT Bharathi plans to develop the project as a self-sustaining “live-work-learn” destination. The proposed master plan includes:

World Trade Center business park

Commercial and retail spaces

Data centres

Residential and luxury housing

Educational institutions

Hotels and hospitality facilities

By bringing offices, homes, shops, education and hospitality into one development, the company aims to create an integrated township where businesses, employees and residents can operate within the same wider ecosystem.

The inclusion of data centres is also important, as it reflects the growing demand for digital infrastructure within technology-focused commercial developments.

Why Does the WTC Licence Matter?

A World Trade Center normally provides premium office spaces, meeting facilities, trade services and international business connections. The licence allows GT Bharathi to officially use the World Trade Center Chengalpattu name and connect the project with the World Trade Centers Association’s global network. This could help the developer attract companies, corporate tenants and investors. However, the licence does not provide land, funding or government approvals—GT Bharathi remains responsible for developing and operating the project.

The company has said that WTC Chengalpattu will also work with other regional WTC members, including WTC Chennai, to support international trade and connect regional businesses with global opportunities.

Where Will WTC Chengalpattu Be Located?

The exact site has not yet been finalised. GT Bharathi is currently working to consolidate the land needed for the project.

The company is holding discussions with owners of suitably large land parcels along:

OMR from Thiruporur onwards

ECR within Chengalpattu district

Landowners with suitable properties in these corridors have been invited to explore participation in the development. This confirms that land aggregation and site finalisation are still important steps before the township can move ahead.

Verified.RealEstate can assist landowners in OMR, ECR and surrounding Chengalpattu areas in assessing whether their properties match the company’s requirements and, where suitable, help them connect with GT Bharathi to explore an attractive proposal. Our team can support landowners by reviewing key property details, including title documents, land extent, access, zoning and ownership structure, before facilitating discussions with the company.

What Could It Mean for Chengalpattu Real Estate?

If completed as planned, the project could create a major new commercial and employment centre in Chengalpattu. New offices and data centres could increase demand for apartments, rental housing, shops, hotels and supporting services in surrounding areas.

Locations beyond Thiruporur and along the Chengalpattu stretch of ECR could receive greater interest from developers and property buyers. However, the actual effect on land values and housing demand will depend on the final location, road connectivity, infrastructure, approvals, construction progress and companies that eventually establish operations in the township.

For GT Bharathi, the licence represents an expansion beyond its residential, senior-living and plotted developments into a globally recognised commercial-development format.

Project Remains at an Early Stage

The ₹7,000 crore is the project’s estimated development value. It does not mean that the entire amount has already been invested or formally committed.

The final site, survey numbers, detailed master plan, funding arrangements, planning permissions, environmental clearances and construction commencement date have not yet been announced. Land consolidation and statutory approvals must still be completed.

Therefore, property buyers should view this as a major proposed development—not as an approved or under-construction township. Anyone considering land near the expected corridor should independently verify the title, land-use classification, planning approvals, road access and infrastructure before investing.
