From office shortage to a new business hub — why Mount Poonamallee Road is gaining momentum.

Chennai’s office market is getting tighter as demand from IT companies and Global Capability Centres (GCCs) rises. At the same time, a cluster of large commercial projects is taking shape along Mount Poonamallee Road, Manapakkam and Porur. Could this corridor become Chennai’s next major office destination?

Chennai’s office market is entering an interesting phase. Demand for Grade-A office space is rising, while vacancy in prime office buildings has fallen below 10%.

GCCs, IT companies and other businesses are looking for quality office space, putting pressure on available supply.

This is where Mount Poonamallee Road becomes important.

A new office corridor taking shape

The stretch covering Nandambakkam, Manapakkam and Porur already has major commercial developments. It is now seeing more large-scale projects, potentially adding millions of square feet of office space.

The growing number of existing and upcoming developments is further strengthening office supply in the region. This is expected to significantly improve availability and support future demand.

RMZ Infinity, Porur

One of the biggest upcoming developments is RMZ Infinity in Porur, a large-scale commercial project expected to significantly strengthen Chennai’s western office corridor.

RMZ Infinity spans ~2.97 million sq ft, positioned as a Grade-A office hub targeting GCCs, IT firms, and large enterprises.

Located on the Porur–Mount Poonamallee Road corridor, an emerging alternative to OMR with improving connectivity and lower congestion.

Tata Projects (Aug 2026) was awarded the civil construction contract by RMZ Infinity to execute works for four commercial towers.

The development is expected to feature modern office specifications, integrated amenities, and sustainability-focused design elements, aligning with the growing demand for large, consolidated office campuses in Chennai.

ASV Husainy Tech Park, Manapakkam

ASV Husainy Tech Park (Manapakkam) is a Grade-A IT/ITeS development in a fast-emerging micro-market near Guindy, Porur, and the Chennai airport corridor.

Designed for mid-to-large companies looking for flexible office space in a well-connected city location.

Phase 1: ~1 million sq ft of modern office space with open, flexible floor layouts and strong corporate-level facilities.

Future expansion potential: up to 4 million sq ft, allowing the project to grow in stages over time.

The project is expected to see steady leasing as Chennai’s office demand increases, especially from IT companies and Global Capability Centres (GCCs) shifting beyond the OMR corridor.

L&T is also building a major workplace ecosystem

L&T Innovation Campus spans 40 acres on Mount Poonamallee Road.

Phase I is already developed and operational, comprising 2 towers with approximately 1.05 million sq ft of leasable space.

The full campus is planned to scale up to a potential 6.5 million sq ft.

It is being developed as a mixed-use project, extending beyond just office spaces.

Planned amenities include food courts, retail outlets, a gym, and a creche.

The broader ecosystem also incorporates residential development.

Avinya Enclave (Manapakkam) serves as the residential component associated with the campus.

Overall, the development is expected to accommodate and support 50,000+ professionals.

Fintech City adds another dimension

The growth is not limited to IT.

At Nandambakkam, the Tamil Nadu Industrial Development Corporation (TIDCO) is developing a 56-acre Fintech City aimed at bringing together banks, financial institutions, NBFCs and fintech companies.

TIDCO’s 56-acre Fintech City includes the upcoming Fintech Tower, which is another major commercial development in the corridor.

Fintech Tower (Nandambakkam) is an ongoing TIDCO project

Planned size: ~5.5 lakh sq ft built-up area

Facility management/tendering work is already in progress (2026 records)

Expected impact:

Adds to the corridor’s commercial ecosystem

Diversifies occupiers beyond IT

Strengthens mix of IT, GCCs, engineering, BFSI, and fintech sectors

Why this matters for Chennai real estate

The timing is important.

ICRA says the Mount Poonamallee Road micro-market is already one of the major contributors to Chennai’s Grade-A office supply, along with Tharamani and Perungudi. It also expects vacancy to remain relatively low because of strong absorption and limited fresh supply.

More offices mean more employees. More employees can create demand for rental housing, apartments, restaurants, retail, hotels, schools and other services around the corridor.

Connectivity could further strengthen the trend, particularly as Chennai’s metro network expands across the western and southwestern parts of the city.

From IT corridor to mixed-use business district?

Mount Poonamallee Road may therefore be entering a new phase.

With RMZ Infinity, ASV Husainy Tech Park, L&T Innovation Campus, Fintech City and existing office developments already forming a cluster, the corridor could gradually evolve from a road connecting different parts of Chennai into a major employment and commercial destination.

For Chennai’s real estate market, the bigger question is not simply how much office space is being built.

It is whether this concentration of jobs, offices and infrastructure will create the next major residential and commercial growth zone in the city.

The answer could increasingly point towards Mount Poonamallee Road.

Conclusion: A New Office Destination Taking Shape

With rising GCC demand and several large developments already operational or underway, Mount-Poonamallee Road is steadily emerging as an important office destination in Chennai. Projects such as RMZ Infinity, ASV Husainy Tech Park, L&T Innovation Campus and Fintech City are set to add significant office capacity and help bridge the gap between demand and supply.

For companies looking for the right location, this growing corridor offers an opportunity to plan ahead, secure suitable office space and build for future expansion.

From identifying the right location and building to negotiating leases and managing fit-outs, professional guidance from Verified.RealEstate Corporate team can help occupiers move smoothly from footprint planning to handover.

Affordable public Coworkspaces move closer to Chennai’s neighbourhoods.

Chennai is preparing to expand its network of government-backed co-working hubs with six new Muthalvar Padaippagam centres expected to open soon.

These upcoming facilities will be located in Purasaiwalkam, Periyar Nagar, Otteri, Pulianthope, Thiru-Vi-Ka Nagar, and Kolathur. Designed to support both work and study needs, the centres aim to provide low-cost infrastructure for freelancers, entrepreneurs, remote workers, and students preparing for competitive exams.

This expansion builds on the positive response received by existing centres and reflects an effort to bring structured work and learning environments closer to residential neighbourhoods.

Affordable Work and Study Spaces

Muthalvar Padaippagam is a public initiative that blends co-working spaces with learning centres, making professional infrastructure accessible at minimal cost.

Compared to private co-working offices, these centres are significantly more affordable. The expected pricing includes:

₹50 for a half-day co-working session

₹5 for a learning session lasting approximately three-and-a-half hours

The facilities are intended for a wide range of users, including:

Freelancers and remote professionals

Start-up founders and small business owners

Independent workers

College students and jobseekers

Aspirants preparing for TNPSC, UPSC, NEET, JEE, CLAT, and similar exams

Users can access services such as online booking, booking history, and grievance redressal through the Greater Chennai Corporation’s official platform.

Key Features of the New Centres

While each location may differ slightly in scale, the centres are expected to offer essential amenities such as:

Air-conditioned work and study areas

Computer workstations

High-speed internet access

Charging points and power supply

Reading and study zones

Meeting or consultation rooms

Reception and security services

Drinking water and restroom facilities

These features are designed to support both professional work and academic preparation within a single space.

Strong Demand from Existing Centres

The decision to expand follows the success of earlier centres, particularly the Kolathur facility launched in November 2024.

Reports indicate that the Kolathur centre served 4,489 entrepreneurs, with a majority of users being women. Its conference rooms were also actively used, hosting around 2,025 consultations, highlighting its role beyond just desk-based work.

Encouraged by this response, authorities introduced additional centres, including one at Thangasalai, while continuing to develop more locations across the city.

Periyar Nagar: A Combined Library and Workspace Model

The Periyar Nagar centre represents an enhanced version of the initiative by integrating a public library with co-working and learning facilities.

Developed by CMDA at a cost of approximately ₹5.24 crore, the upgraded two-storey complex includes:

A 75-seat library hall

An 85-seat learning area

A 60-seat training hall

E-learning facilities

Free internet access

A cafeteria

Purified drinking water

Study materials for competitive exams

The library houses around 70,000 books, including resources for exams such as NEET, JEE, and CLAT.

This model demonstrates how traditional libraries can be transformed into multifunctional spaces that support education, employment, and entrepreneurship.

Periyar Nagar is also listed among the six upcoming centres, though it remains unclear whether this refers to an expansion, a new section, or a revised operational setup.

Operational Structure

The Greater Chennai Corporation is expected to oversee administration and technical management, while outsourcing certain support services.

Private contractors may handle:

Reception duties

Security services

Housekeeping

Each centre is likely to employ two receptionists, two security personnel, and two cleaning staff.

Meanwhile, GCC will retain control over:

Administration and supervision

Booking systems and user data

IT and electrical infrastructure

Technical maintenance

This hybrid model allows the government to maintain oversight while delegating routine operations.

Internet services have reportedly been arranged separately, and newly installed equipment will remain under warranty during the initial phase.

Estimated Operating Costs

Monthly expenses for a standard centre are expected to be around ₹1.5 lakh, while the larger Periyar Nagar facility may require approximately ₹3 lakh per month due to its expanded infrastructure.

Support service contracts are likely to run for one year initially, after which GCC may introduce a comprehensive maintenance agreement covering staffing, upkeep, and service quality.

Ensuring consistent operations will be crucial as the network grows, particularly to avoid underutilisation.

Importance for Chennai’s Workforce and Students

These centres address a key gap between working from home and renting expensive office space.

Freelancers and remote workers gain access to reliable infrastructure without high costs. Start-ups can operate efficiently using shared facilities, while students benefit from quiet, well-equipped study environments at minimal expense.

Additionally, the initiative revitalises public buildings by converting them into active community hubs.

Expanding Access to Public Workspaces

The addition of centres in Purasaiwalkam, Periyar Nagar, Otteri, Pulianthope, Thiru-Vi-Ka Nagar, and Kolathur marks a significant step in strengthening Chennai’s public co-working ecosystem.

The success of earlier centres indicates strong demand, but the long-term impact will depend on effective management, reliable services, and user-friendly access systems.

Once operational, these six centres are expected to provide affordable and organised work and study spaces for residents across North and Central Chennai, offering a practical alternative to costly private options.

Find the Right Office Space with Verified.RealEstate

Businesses looking for professional workspaces in Chennai can use Verified.RealEstate’s Office Spaces service to find coworking desks, private cabins, managed offices and virtual office solutions based on their team size, location and operational needs. The service supports businesses from requirement assessment through workspace setup, including furnishing, customisation and compliance coordination, while offering flexible terms and transparent pricing. It is suitable for freelancers, start-ups, growing teams and companies seeking a ready-to-use office without handling the entire setup independently.

Waste management or environmental burden? Residents raise concerns.

North Chennai Residents Plan To Meet CM Vijay Over Kodungaiyur WTE Project

Opposition to the proposed Waste-to-Energy (WTE) project at Kodungaiyur has intensified once again, with resident welfare associations and civic groups from North Chennai preparing to seek Chief Minister Vijay’s direct intervention to withdraw the project.

The Federation for North Chennai Residents’ Welfare Associations (FNCRWA) stated that it plans to meet the Chief Minister, who also holds the Municipal Administration portfolio and represents the Perambur constituency, to press for the cancellation of the proposed waste incineration-based power project.

According to the federation, the issue is no longer just about waste management, but about the growing environmental and public health burden already faced by North Chennai residents.

Longstanding Concerns Over Pollution And Public Health

The proposed WTE facility at Kodungaiyur has faced resistance from sections of residents, environmental groups, and civic associations over the past few years. Opponents of the project have consistently raised concerns regarding:

toxic emissions

fly ash generation

groundwater contamination

respiratory health risks

cumulative pollution exposure

Residents argue that North Chennai has already been subjected to decades of environmental stress due to industrial activity, thermal power infrastructure, petrochemical operations, and large-scale waste dumping.

Residents say areas like Manali, Ennore, Tiruvottiyur and Kodungaiyur have been facing most of Chennai’s pollution and industrial impact for many years, as North Chennai is repeatedly being chosen for pollution-causing projects. So now the residents are raising concerns about the unfair environmental impact felt on this region.

GCC Infrastructure Works Earlier Halted Following Objections

Earlier this year, infrastructure works linked to the proposed project reportedly faced resistance from local residents and RWAs. This included objections to a proposed access road sanctioned by the Greater Chennai Corporation (GCC) within the Kodungaiyur dumpyard premises.

Following protests and public opposition, those works were halted, while biomining activities alone are currently continuing at the site.

The development showed that public opposition against the project is growing stronger and that resident groups are starting to influence major infrastructure decisions in the city.

Demand For A Separate Environmental Policy For North Chennai

One of the strongest demands emerging from the residents’ movement is the call for a dedicated environmental policy framework for North Chennai.

FNCRWA representatives have argued that as the region has evolved into a heavily industrialised “chemical hub,” it requires:

Specialised environmental planning

Stricter pollution monitoring

Healthcare interventions

Ecological restoration measures.

The demand signals a broader shift in the conversation — from opposing a single project to questioning the long-term environmental planning approach adopted for North Chennai.

Residents Push Decentralised Waste Management Alternatives

While opposing the WTE project, several resident groups have also proposed alternative waste management strategies centred around – decentralisation and source-level waste segregation.

Civic associations have earlier promoted the “Green Chennai Initiative” (GCI), which advocates:

micro composting centres

material recovery facilities

household-level waste segregation

decentralised organic waste processing

sustainable zero-waste systems

Supporters of the initiative argue that decentralised waste management models can significantly reduce landfill dependency without relying on large-scale waste incineration projects.

The proposal reflects a growing preference among environmental groups for circular waste management systems that prioritise recycling, composting, and resource recovery over centralised burning-based disposal methods.
