Farmers oppose a proposed high-tension corridor while landowners wait for the final tower alignment and affected survey numbers.

TANTRANSCO’s proposed high-voltage transmission project covering Kavathampalayam, Edayarpalayam and associated power corridors has moved to an important tender stage.

The project includes:

a 765/400 kV substation at Kavathampalayam;

a 400/230–110 kV substation at Edayarpalayam;

a major 765 kV connection between Kavathampalayam and Ariyalur; and

associated 400 kV transmission lines supplying the Coimbatore region.

The active bidding windows for both primary packages of the Kavathampalayam–Ariyalur project are closed, and the tenders are currently in the evaluation or post-opening phase

Kavathampalayam is located on the Uthukuli–Kunnathur side of Tiruppur district.

The proposed Edayarpalayam substation is in Sulur taluk of Coimbatore district, near Chettipalayam.

The proposed connection therefore covers the wider Tiruppur–Coimbatore belt, with farmer objections reported around Palladam, Vavipalayam and Vadamalapalayam.

The complete transmission project was earlier estimated to cost around ₹4,500 crore. No revised official project estimate has been publicly disclosed in the 2026 tender records.

Two different transmission routes are involved

The project should not be understood as one single line.

The Kavathampalayam–Ariyalur 765 kV backbone has been reported to extend for approximately 240 km. A separate 400 kV feeder is proposed between Kavathampalayam and Edayarpalayam.

Earlier project reports placed this feeder at around 47 km. Farmers opposing the proposed alignment have referred to a corridor of around 70 km. The final official route length and tower positions must therefore be confirmed through the approved alignment.

Power Grid Corporation also issued preparatory construction packages during 2026 for sections of the transmission lines and the two substations. However, these were pre-bid arrangements and do not prove that Power Grid has won TANTRANSCO’s complete project.

Farmers say agricultural land could be affected

Farmers first submitted representations against the proposed route in 2025. Their objections continued during 2026.

In April, farmers from Vavipalayam and Vadamalapalayam near Palladam said the proposed 400 kV corridor could pass through agricultural lands. They raised concerns about damage to crops and coconut trees, safety near houses, reduced land value and restrictions on future land use affecting the livelihood of more than 100 farming families.

They asked the government to consider taking the line beside roads or highways instead of through productive farmland.

However, an alternative highway alignment is not automatic. It would require highway permission, adequate space for towers, safe clearances and technical approval. Placing a long 400 kV line underground would also be considerably more expensive than an overhead line.

Will the entire property be acquired?

Usually, no.

Land required for a large substation may be purchased or acquired. Earlier reports stated that the Kavathampalayam substation required approximately 100 acres, with part of the land already secured.

Transmission-line land is treated differently. The electricity authority generally obtains a right to erect towers, carry conductors and enter the property for maintenance. The landowner may continue to own the land.

But ownership alone does not guarantee unrestricted use.

A tower base can permanently occupy part of the property. Buildings, tall trees and certain other activities may be restricted within the transmission corridor. This can affect farming, layout planning, construction potential, bank lending and resale value.

For general understanding, the Right of Way for a 765 kV line can be around 67 metres, while a 400 kV corridor can be around 46 metres. The actual width depends on the approved tower and conductor design.

What compensation may be available?

Tamil Nadu’s transmission-line compensation framework provides separate treatment for:

the area occupied by the tower base;

land falling within the Right of Way corridor; and

crops and trees damaged during construction.

G.O. Ms. No.86, Energy Department, dated October 30, 2019, increased compensation to 100% of the applicable land value for the tower-base area and up to 20% for the Right of Way corridor, with crop and tree compensation calculated separately.

This does not mean the owner receives compensation for the entire survey number. The calculation normally covers only the affected tower-base and corridor portions.

The Central Government has subsequently issued higher compensation guidelines. However, this is described as an intra-state transmission project. Landowners should not assume that the Central percentages will automatically apply unless TANTRANSCO or the Tamil Nadu Government confirms the applicable policy.

For a detailed explanation of construction restrictions, compensation and landowner rights, read Verified.RealEstate’s guide: High-Tension Power Lines on Private Land: Rules, Land Value Loss and Landowner Rights. It also explains the essential checks buyers should complete before purchasing land near a high-voltage transmission corridor.

Are affected survey numbers available?

No verified survey-number schedule has been publicly released so far.

The available records reveal the substations, broad transmission connections and some villages mentioned by farmers. They do not provide a complete list containing:

survey numbers and subdivisions;

tower coordinates;

tower-base locations;

the conductor centreline; or

the exact Right of Way passing through each property.

Therefore, land should not be declared affected merely because it is situated near Kavathampalayam, Edayarpalayam, Vavipalayam, Vadamalapalayam or Palladam.

What should owners and buyers check?

Before purchasing land near the proposed corridor, buyers should verify the exact survey number, subdivision, FMB boundaries and any electricity-department markings or notices.

Owners should also preserve copies of their patta, FMB sketch, sale deed, crop details and photographs of existing trees and structures. These records may become important if a tower is proposed or compensation has to be calculated.

Once the official tower alignment is available, the land owners can use Verified.RealEstate survey and FMB mapping to check whether a parcel falls inside, partly inside or outside the affected strip.

The HT Line Proximity Check helps identify nearby high-tension lines and substations. Use it for an early warning, then confirm the result with official utility records and the final approved alignment.

The present position

The power project has advanced to technical tender evaluation, and farmer objections remain unresolved in the public domain. But the developer, final tower alignment and affected survey numbers have not yet been officially announced.

For landowners, the next critical developments will be the contract award, route survey, tower-spotting work and individual land notices.

Disclaimer: This article provides general information based on publicly available tender records and news reports. It does not confirm that any individual property is affected. Owners and buyers must verify the approved alignment and survey-level records with TANTRANSCO and the concerned authorities.

Godrej Properties enters the Coimbatore real estate market with a ₹450-crore plotted development project.

National Developer Expands into Western Tamil Nadu

Godrej Properties has announced its entry into the Coimbatore real estate market with the acquisition of a 44-acre land parcel for a premium residential project. The company plans to develop a plotted residential community, marking its first major development in the city.

The upcoming project is expected to generate around ₹450 crore in revenue once fully developed and sold. With increasing demand for plotted developments across emerging cities, the project aims to cater to buyers who prefer owning land and building homes according to their own design.

A Growing Market for Residential Investment

Coimbatore has steadily emerged as one of Tamil Nadu’s most promising real estate markets outside Chennai. The city’s strong economic base and consistent demand from end-users make it attractive for large national developers entering new markets.

The city is a major manufacturing and industrial hub, especially in:

Textile and spinning industries

Engineering and machine tools

Pump and motor manufacturing

Automotive components

Because of its strong industrial economy, Coimbatore attracts entrepreneurs, engineers, and professionals, which drives housing demand.

Project Size and Development Potential

The newly acquired 44-acre land parcel is expected to have a developable potential of approximately 1.1 million square feet. The proposed project will primarily consist of residential plots within a planned layout.

Such plotted communities typically include:

Well-planned internal roads

Landscaped open spaces and parks

Essential infrastructure and utilities

Community lifestyle amenities

Plotted developments are becoming increasingly popular because they provide buyers the flexibility to construct homes at their own pace, while still benefiting from organized township infrastructure.

Godrej Properties

Godrej Properties is one of the leading real estate developers in India and is part of the renowned Godrej Group, a business group with a legacy of over 125 years.

The company has developed residential projects across major cities such as Mumbai Metropolitan Region, Delhi-NCR, Pune, Bengaluru, and Hyderabad.

Its portfolio includes group housing developments, integrated townships, luxury apartments, and plotted residential communities, catering to different segments of the housing market.

The Coimbatore project is part of the expansion strategy of Godrej Properties to strengthen its presence in high-growth real estate markets across India.

By entering Coimbatore, the company aims to tap into the city’s growing residential demand while expanding its footprint in South India.

What This Means for Coimbatore’s Real Estate Market

The entry of a major national developer like Godrej Properties highlights the growing importance of Coimbatore in India’s real estate landscape. As infrastructure improves and economic activity continues to expand in the region, cities like Coimbatore are attracting increasing attention from large developers looking to launch organized residential communities.

This development also reflects a broader trend where Tier-2 cities are emerging as key destinations for residential investment, offering better affordability, strong local economies, and growing demand for well-planned housing projects. With national developers beginning to invest in the city, Coimbatore’s property market is expected to witness further growth in the coming years.

India’s quietest industrial powerhouse doesn’t need hype — it runs on profits.

The City That Never Chased Headlines

While most Indian cities chase unicorn valuations, demo days, and startup optics, Coimbatore has quietly built a ₹45,000-crore manufacturing economy that actually employs people, exports products, and generates profits year after year.

No buzzwords.
No funding winters.
No layoffs trending on LinkedIn.

Just factories running, orders flowing, and businesses compounding wealth across generations.

This is the India nobody celebrates — but India that works.

The Manufacturing Backbone of Coimbatore

Coimbatore is not a startup ecosystem.
It is an engineering ecosystem.

Key Manufacturing Numbers

50,000+ engineering and MSME units in active operation

40% of India’s pumps and motors manufactured here

700+ foundry units supplying castings across India

700+ wet grinder manufacturers (GI-tagged “Coimbatore Wet Grinder”)

This isn’t a cluster dependent on imports or overseas suppliers.
It’s a self-sufficient, hyper-local industrial system.

Industries That Actually Scale the Economy

Textile Machinery

LMW (Lakshmi Machine Works) is a globally respected textile machinery brand

Machines exported to multiple countries

Backbone of India’s textile manufacturing chain

Automobile Components

Nearly 30% of components for Maruti and Tata sourced from Coimbatore-based units

Strong supplier network for Bosch and Tier-1 OEMs

Industrial & Precision Engineering

Compressors, CNC machines, precision tools, pumps, motors

Tooling divisions that began as captive units now export globally

This is hard manufacturing, not pitch-deck manufacturing.

Why Coimbatore’s Model Works (And Keeps Working)

1. No Drama, Just Business

Mostly family-owned, 2nd and 3rd generation companies

Zero obsession with valuations

100% focus on profitability

No pivots, no layoffs, no hype cycles

2. A 15-Minute Supply Chain

Component suppliers next door

Tooling, casting, machining — all within short distances

15-minute logistics instead of 15-day shipping

3. Engineering Talent Pipeline

PSG College of Technology, Kumaraguru College, and others

Manufacturing is cultural knowledge here

Tooling and production thinking is ingrained early

4. Cost Efficiency

Operating costs 30–40% lower than Mumbai or Bengaluru

Skilled labour readily available

Lower attrition, higher loyalty

No Noise, No Narratives — Just Output

What Coimbatore Doesn’t Have

Startup events and pitch competitions

Co-working spaces with bean bags

Influencers preaching “10X growth”

LinkedIn hustle culture posts

What Coimbatore Has

Companies older than most startup founders

Order books filled for the next 6–12 months

Profits every quarter for decades

Employees retiring after 30–35 years, not 3

Examples that matter:

Texmo Industries (Founded 1956) – still expanding

CRI Pumps – 10 million pumps installed, ₹1,500+ crore revenue

LMW – India’s largest textile machinery manufacturer

No exit strategy.
Just generational wealth creation.

Coimbatore supplies:

Pumps for India’s agriculture

Auto components for Maruti, Tata, Bosch

Textile machinery for global brands

Per Capita Strength & Real Wealth

Per Capita GDP: ~₹5.82 lakh

Higher than several metro cities

Wealth built through production, not speculation

Happening Areas in Coimbatore & Current Property Rates

Saravanampatti (IT & Industrial Hub)

One of the most active residential zones driven by IT parks and manufacturing units

Residential land: ~₹5,600 – ₹6,300 per sq ft

Strong rental demand and end-user absorption

R.S. Puram (Established Premium Locality)

Chennai, Coimbatore, and Bengaluru are dominating India’s growing senior living sector, capturing nearly 60% of the market share.

South Indian Cities at the Forefront of India’s Senior Living Market

South Indian cities like Chennai, Coimbatore, and Bengaluru are rapidly emerging as the epicenters of India’s senior living market. Together, they dominate the sector, commanding an impressive 60% of the total market share of senior housing. The segment, currently experiencing substantial growth, is projected to continue its expansion as India’s aging population swells, presenting significant opportunities for real estate developers and investors.

The JLL-ASLI report reveals that the senior living market is currently valued at over ₹20,000 crore, with almost 81% of the launched senior living units priced between ₹50 lakh and ₹1 crore. While Northern India contributes just 20% of the market, the West holds 16%, and the East accounts for a minimal 4%, the Southern region leads with nearly 60% of the market share. Specifically, Chennai, Coimbatore, and Bengaluru together represent about 45% of the total senior living stock in the country.

Demographic Shift and Market Growth

India’s demographic landscape is witnessing a significant transformation, with the senior population—those aged 60 and above—expected to more than double by 2050. This will result in a population of 346 million elderly people, or nearly 21% of the country’s total population. As the number of senior citizens rises, the demand for specialized living solutions, like senior housing, is expected to surge, making it a major sector for future investment.

The senior living housing market in India, which currently enjoys a low penetration rate of only 1.3%, is anticipated to grow substantially, with projections indicating a compound annual growth rate (CAGR) of 27%. This opens up a tremendous opportunity for developers to build high-quality senior living solutions that cater to the evolving needs of the elderly. By 2030, the senior living market in India is expected to reach ₹64,500 crore, marking a substantial increase in both demand and investment.

The South Indian Advantage

South India stands at the forefront of this growing market, primarily due to its favorable demographic trends and a strong culture of family support for the elderly. Cities like Chennai, Coimbatore, and Bengaluru are witnessing an increase in both the elderly population and the demand for specialized senior living spaces. Additionally, the region’s higher standard of living, strong healthcare infrastructure, and better climate conditions are contributing factors that make these cities the ideal locations for retirement homes.

With affordable yet well-designed senior living units, these cities are also gaining popularity as hubs for real estate development targeted at seniors. The rapidly expanding infrastructure in these cities, including transportation networks and health services, is further boosting the appeal of South India as a prime location for senior living investments.

Investment Potential and Future Outlook

The potential for growth in the senior living sector is immense, particularly in South India. Investors are increasingly drawn to the promise of strong returns as demand for senior housing continues to increase. Government initiatives and urban development plans that focus on improving healthcare and transportation in these regions are making South India an even more attractive destination for senior living developments.

The JLL-ASLI report highlights that the southern states, particularly Tamil Nadu and Karnataka, are expected to remain at the forefront of the senior living market. These cities’ strategic position as centers of healthcare and wellness services also adds to their appeal. The rapid development of new residential projects aimed at seniors is expected to continue, bolstering the market’s growth trajectory.

Looking Ahead

As the senior population grows in India, the demand for dedicated senior living housing will follow suit. South India, particularly cities like Chennai, Coimbatore, and Bengaluru, will play a pivotal role in fulfilling this need. With well-established infrastructure, a growing elderly population, and strong investment opportunities, the southern region will continue to dominate the senior living sector.

For developers and investors looking to tap into India’s burgeoning senior living market, South Indian cities offer a unique and lucrative opportunity. As awareness of senior living solutions increases, these cities will undoubtedly remain at the heart of the country’s senior housing boom, making them key players in the real estate market for years to come.
