Your flat is on the fifth floor. So why does your sale deed mention 500 sq ft of land? That’s your Undivided Share of Land (UDS).

What does “undivided” mean?

UDS is your ownership share in the land associated with your flat. A UDS of 500 sq ft represents a share in that land. There’s no marked 500 sq ft plot for you to fence off. In a typical apartment sale, the land share transfers with the flat.

How is UDS calculated?

Suppose 🏘 Your flat has a super built-up area of 1,250 sq ft. 🏘 The combined super built-up area of all flats sharing in that plot is 25,000 sq ft, and 🏘 The plot itself measures 10,000 sq ft.

Step 1 — Work out your flat’s proportion. Divide your flat’s super built-up area by the combined super built-up area of all the flats.

1,250 ÷ 25,000 = 0.05, or 5%

Step 2 — Apply that percentage to the land. If the project allocates UDS based on super built-up area, your flat gets the same 5% share of the land.

5% × 10,000 sq ft = 500 sq ft of UDS

Think of it this way: your flat accounts for one-twentieth of the combined super built-up area, so it gets one-twentieth of the land under this method. That 500 sq ft is your share in the whole plot, with ownership shared among the flat owners.

Why does UDS vary?

Under this method, a larger flat gets a larger share within the same project. If more flats of similar size share the same amount of land, each generally gets a smaller share. The building’s height alone tells you little. Ask which area basis the project uses and which land parcel it shares.

What to check before you buy

Ask the seller or builder to show you the UDS stated for your exact flat, the total land area it relates to, and how the share was worked out. Check that the figures in the agreement and draft sale deed match. If they differ, get the discrepancy explained in writing before signing.
