The Tamil Nadu Housing Board has announced a major new housing programme covering 842 apartments, 564 residential plots and 20 rental homes across Tamil Nadu.

The projects were announced in the Tamil Nadu Legislative Assembly by Housing and Urban Development Minister B. Rajkumar on August 28, 2026, under the department’s 2026–27 announcements.

842 TNHB apartments under self-financing scheme

TNHB will construct 842 apartments at an estimated cost of ₹914 crore under its self-financing scheme.

The apartments are planned in eight locations:

  • Anna Nagar, Chennai
  • Purasawalkam, Chennai
  • Nandanam, Chennai
  • Ernavoor, Chennai
  • Thirumazhisai, Tiruvallur district
  • Gundusalai, Cuddalore district
  • Ellis Nagar, Madurai district
  • Vallankumaravilai, Kanniyakumari district

The government has not yet revealed how many apartments will be built at each location.

How does the TNHB self-financing scheme work?

Under a TNHB self-financing scheme, buyers generally pay the cost of the flat in stages while construction is in progress. It is different from a subsidised or free housing programme.

A payment schedule published on the TNHB portal for an earlier self-financing project required buyers to pay 10% of the flat cost within 21 days of receiving the provisional allotment order. Further instalments were collected during construction, while the final payment and applicable GST were payable at the time of handover.

The TNHB website also states that interest may be charged when an instalment is paid after its due date. If an allottee repeatedly fails to pay, TNHB may issue notices and eventually cancel the allotment according to the applicable rules.

However, the payment schedule, eligibility, initial deposit and allotment process for these newly announced 842 apartments may be different. Buyers must wait for the individual project notifications.

Does ₹914 crore indicate the selling price?

No. The ₹914 crore is the combined estimated cost of developing all 842 apartments across eight locations.

Dividing the project cost by the number of apartments produces an average of approximately ₹1.09 crore per unit. But this should not be treated as the expected selling price.

Prices will depend on the location, flat size, category, construction specifications, parking, common facilities, land cost and other project expenses. A flat in Anna Nagar or Nandanam may be priced very differently from one in Ernavoor or Thirumazhisai.

TNHB to develop 564 residential plots

TNHB will also develop 564 residential plots at a cost of ₹45 crore. These plots will be provided with basic infrastructure and later brought up for sale.

The ten announced locations are:

  • Valasaravakkam
  • Sholinganallur
  • Thiruvanmiyur
  • Hosur
  • Velichamandalam
  • Edappadi
  • Arcot
  • Kadachanallur
  • Ellis Nagar
  • Chettinaickenpatti

The government has not yet published the plot sizes, number of plots in each location or proposed selling prices.

Rental housing planned at CIT Nagar

A separate rental housing project has been announced at CIT Nagar, Chennai.

TNHB will construct 20 rental apartments at an estimated cost of around ₹18 crore under its Board Rental Housing Scheme.

Eligibility, rental rates and allotment conditions have not yet been released.

Can buyers apply now?

No. This is presently an Assembly announcement and not a booking notification.

TNHB has not yet released:

  • Exact project sites and survey numbers
  • Apartment and plot sizes
  • MIG, HIG, LIG or EWS categories
  • Sale prices
  • Application opening dates
  • Eligibility conditions
  • Lottery or first-come-first-served rules
  • Construction and possession timelines
  • TNRERA registration details

Project-level approvals, layouts, tenders and official sale notifications are expected to follow. These new projects should also not be confused with TNHB flats and plots that are already available under its ongoing allotment programmes.

Relief for Housing Board Allottees and Unused Land

The Tamil Nadu Housing Board has announced a one-year scheme for around 7,000 people who have not paid their instalments for plots, flats or houses. If they pay the pending amount in one go, certain penalty and interest charges will be waived.

The Government will also take steps to solve long-pending issues involving Housing Board land that has not been handed over or is lying unused due to encroachment and other problems.

Why these projects matter

The announcement is significant because several projects are planned in established and high-demand markets such as Anna Nagar, Purasawalkam, Nandanam, Sholinganallur and Thiruvanmiyur.

Thirumazhisai is also important because of the continuing residential, transport and industrial growth in western Chennai. However, the government has not officially linked the TNHB project with any proposed Metro Rail corridor.
